Property Description for 106 Waverly Place, 3-FLR

YOUR OWN FLOOR OF A PREWAR TOWNHOUSE PERCHED ON WASHINGTON SQUARE PARK! Available immediately, furnished or unfurnished! Quintessential Greenwich Village! This 1520 square-foot 3 bedroom 2 bath + fabulous home office was recently gut renovated and modernized. In a quiet 19th century townhouse on the north-west corner of Washington Square Park, the third floor of 106 Waverly Place has been home to playwrights, pop-stars, kid's book authors and folk-music legends. The sitting room’s three large windows face north onto the trees of Waverly Place. The working wood-burning fireplace is framed by an 19th-century Italian carved wood mantle-piece. The library has beautiful floor-to-ceiling teak bookcases, and behind one lies a large secret closet, opened by pulling the copy of The Adventures of Sherlock Holmes on the shelf. The perfect environment to work from home. The master bedroom faces south over the quiet leafy gardens of Washington Place and has a decorative fireplace, large cupboard, and windowed en-suite bathroom with shower, wide vanity and medicine cabinet. The study/second bedroom offers a western window over the mid-block gardens. A bespoke wood bookcase wraps around two walls. Directly across the hall is a windowed second bathroom, hand-painted turquoise ombre, with a full-size tub/shower. The hall closet has floor-to-ceiling storage and oversized sliding doors. The recently remodeled kitchen is exemplary of spare-no-expense with Village charm. The handsome, vintage-inspired SMEG appliances includes a 5-burner range and oven, fridge and freezer and full-size dishwasher. Beautiful cabinets, subway tile backsplash, exposed brick, blonde butcher-block counter tops, open shelving, apron front farmhouse sink, and gray slate floor. The Miele washer/dryer is deftly hidden behind cabinet doors. Next to the kitchen is a brick-lined dining area, with a hand-built oak dining table. High ceilings, new wide-plank oak hardwood floors and beautiful original pre-war details like exposed brick all compliment windows in every single room. No formal board application & 10% Minimum Down! 106 Waverly’s Third Floor is a one-of-a-kind Greenwich Village/West Village home. Close to some of the city’s best restaurants (the world-famous Italian restaurant Babbo is two doors down), and close to coffee shops, boutiques, and grocery stores, the apartment is half a block from the West 4th Street subway station, and conveniently located just next to NYUs main campus. With only 4 units in the building, this charming 19th-century conversion is truly extraordinary. Low monthlies, pets allowed, storage in the basement and a managing agent to oversee it all. This special apartment will continue to serve as inspiration to all who come through the doors.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
