Property Description for 15 Broad Street, 3520

** Until further notice, all showings and open houses will be by APPOINTMENT ONLY. Our primary concern is the health and safety of our owners and buyers, as well as building residents and the community at large. Virtual showings are also available upon request. Please contact us for an appointment. Thank you. ** Lights! Camera! Action! DRAMA!!! Apartment 3520 is the perfect 21st Century home and will far exceed your expectations. Light and views? In spades! On a high floor with multiple exposures where you're not just looking at the skyline, you are living in it, partial river views included. There is not one, but two, private and professionally landscaped terraces with trees, plants, electricity and an irrigation system. Privacy? You bet! Perched at the corner of the building with a center hall layout and split bedrooms, each with an ensuite bathroom, plus a powder room for guests. And quiet.... Yes, size DOES matter. Especially when the generously sized rooms come with 11' beamed ceilings, wide hallways, enormous closets, and an open concept layout. It might be possible to create a third bedroom if needed; there is plenty of square footage to do so.

Finishes? Drop dead gorgeous! The newly renovated kitchen is equipped to meet the needs of your inner master chef: state-of-the-art appliances (Sub-Zero, Wolf, Miele), and a large island with marble and soap stone counter tops offers plenty of work space. Bathrooms are ultra modern, sleek and spa-like, boasting a steam shower and deep soaking tub for those relaxing nights. Beauty and brains? This "smart" home boasts remote shades, heating and cooling, and a Savant surround sound in every room. Downtown by Philippe Starck at 15 Broad offers the ultimate in chic Downtown lifestyle and luxury. You'll be star struck the moment you pass the giant, 1900-piece Louis Quinze chandelier that greets you in the lobby and you peer into the Gold Room beyond the elevators. The building has an amenity package unlike any other in town: bowling alley, movie theater, squash court, yoga room, sports lounge, gym, children's center, roof terrace and a swimming pool. And they are all jaw-dropping amazing. Of course there's a generous storage unit included, 24/7 lobby attendants, and a valet for dry cleaning and laundry. Pet friendly and super convenient to all the major subway lines and ferries. And the neighborhood? FiDi has arrived as New York's newest 24/7 neighborhood. Recent openings include Manhatta, Crown Shy, Eataly, iPic, Augustine, Temple Court, the Beekman Hotel and the Four Seasons. Still to come? Alamo Draft House, Whole Foods, Sage, Momofuku, and Malibu Farm. Whether you're looking to impress or to create everlasting memories, or to simply relish and enjoy every moment you can, let this apartment become the home that will provide the backdrop for all that life can offer. CUT! The American Dream

Financial District | Manhattan

Quick Profile

The Financial District (FiDi) today is a bit of a hybrid neighborhood, as the residential component continues to grow in an area that has been historically dominated by the financial and insurance industries. The residential experiment, which began more than two decades ago, continues to evolve in an area with a large concentration of older, large office buildings. Developers have taken to these aged buildings and have re-positioned them as residential properties. In turn, the public spaces, services and retail establishments needed for a thriving residential neighborhood have followed making this an important destination for city residents.

Since 2000, the residential population of the Financial District has nearly tripled in size from about 23,000 residents to more than 60,000 inhabitants. Many of the residential pioneers to FiDi were people attracted to the lower rents in the neighborhood, particularly the post-collegiate crowd. While the millennials still maintain a large footprint here, there are plenty of families that now consider the Wall Street area home.

Many of those that live in the Financial District walk to work. If you reside here and need to commute elsewhere, the transportation from here is about as good as it gets. Express trains can take you to Midtown, either east or west, in twenty minutes. Brooklyn is but a single subway stop away. There are also ferries across to Brooklyn, Queens and Staten Island.
