Property Description for 225 Pacific Street, 2/3D

A palatial three-bedroom duplex with flexible bonus space, four bathrooms, and an enormous private terrace providing townhouse living with condo conveniences at the border of two of Brooklyn’s most coveted neighborhoods: Cobble Hill and Boerum Hill. This stunning home features a great room with ample space for both living and dining, and a dramatic glass enclosed floating staircase leading to the upper level of the residence. The recently renovated kitchen is complete with a SapienStone slab backsplash and matching countertops with a waterfall edge, Viking and SubZero appliances, wine fridge, walk-in pantry, and custom millwork including a plethora of cabinetry and a thoughtful built-in cookbook shelf. A 1,000 square foot, beautifully landscaped outdoor space perfectly situated off the great room is the pièce de résistance of this exceptional home. A dedicated gas line awaits your grill, a pergola provides a comfortable and shady dining experience, and an irrigation system is already in place for low maintenance gardening. Two of the three bedrooms feature en suite bathrooms, and are spacious enough to easily act as master suites. Each of the four full bathrooms are in excellent condition and are equipped with either deep soaking tubs or spacious shower stalls with tempered glass doors. With its own separate entrance, the upper level boasts two windowed bonus areas that could each function as a play area, den, or home office. Oversized tilt-and-turn picture windows, high ceilings, thermostat controlled heat and AC, recessed lighting, and Brazilian cherry hardwood floors are throughout this exquisite apartment, and a vented washer/dryer is a wonderful convenience. Two dedicated storage units in the basement will also convey with the property. Extraordinarily low common charges and a 421A tax abatement until 2025 (making taxes virtually nonexistent) complete this exceptionally unique package. 225 Pacific Street is a boutique elevator condominium with only 11 homes and amenities including a parking garage with internal building access, fully equipped fitness center, roof deck showcasing city views, bicycle room, and package room. Nestled comfortably between the unbelievable restaurant, cocktail and shopping options on Court and Smith Streets, 225 Pacific is around the corner from Trader Joes and Sahadi's on Atlantic Avenue, an easy walk to Brooklyn Bridge Park, and offers convenient access to almost every subway line in New York City including the 2, 3, 4, 5, A, C, F, G and R trains.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
