Property Description for 279 Prospect Park West, 1-A

Welcome to 1A. Laid out at 1298 square feet, this spectacular loft was lovingly renovated and fulfilled by local artisan craftsmen. Not only is the space marvelous, it also features an abundance of amenities rarely found in a North Brooklyn condominium. Located on the Park Slope/Windsor Terrace border, it has everything you could ever want or need for the perfect Brooklyn lifestyle. Prospect Park is just 4 short blocks away and the F and G trains just 3 blocks away. Everyone is excited for the Nitehawk Cinema that is slated open this year, right down the street! Private PARKING included! Plenty of wonderful restaurants and pubs within strolling distance. Some favorites include Krupa Grocery, Double Windsor and Giovanni’s. The entry features sanded and polished concrete floors, recessed lighting throughout, and stacked washer/dryer. The full bathroom shows off a custom wall to wall mirror with a vanity made from reclaimed weathered cedar of New York City’s famed water towers. The blackened stainless frame and pulls, quartz counters, oil rubbed bronze Grohe fixtures, and old bronze heirloom pendant lighting from Hudson Valley lighting brings this bath to life. A separate room with two large closets have been created with a sliding wall from Raydoor. The space is perfect for a sleep area, guest room, nursery or office. The raw wrought iron railing leads you up the stairs to the dramatic great room which features soaring 11ft. high ceilings, recessed lighting, country-white refinished oak wood floors, a large architect designed open kitchen, and wood-burning fireplace that gaze onto pleasant gardens through four giant windows, each of which have been replaced. The south-eastern windows are finished with protective UV coating for added energy, efficiency, and privacy. All windows have new screens to allow for the wonderful summer breezes and flanked with custom automatic solar shades. The architect designed, open chef’s kitchen brilliantly integrates with the living room for the perfect social setting. It features custom white washed oak cabinetry from Dave Jones Designs with 16 soft close drawers, built in sliding spice cabinet and fitted with custom designed metal pulls from Davoli Designs, honed blizzard white quartz waterfall countertops and vintage polished nickel pendant lighting from Hudson Valley. Top-of-the-line stainless Fisher and Paykel appliance package including a 5 burner range, oven and built in microwave, Bosch dishwasher, 30 inch under-mounted sink, hidden refuse drawer and paper-towel holder complete the kitchen. The king-sized master suite features huge walk in closet with a custom 18 drawer set with a light birch wood finish. The en-suite bathroom features a custom wall to wall mirror and vanity made from reclaimed redwood from historic NY water towers, quartz counters and oil rubbed bronze fixtures. A new HVAC, hot water heater, and a simple to use, smart-home Nest thermostat all installed in the last two years. The Nest system allows the owner to simply control the climate of the home, in house or anywhere they are. This bright, peaceful, and expansive corner loft triplex is designed to provide not only the feeling of large open spaces but also offers appropriate ceiling heights on all floors and division of space for privacy within the home. Park West Commons is a professionally managed 24 unit building offering a lovely common garden, gated parking for every owner, and video intercom. Currently zoned for PS 154. In 1975, the building was cast as the bank, First Bank of Brooklyn, in the Al Pacino classic film "Dog Day Afternoon". Pictures are with furnishings from previous tenant.

Windsor Terrace | Brooklyn

Quick Profile

The tiny, comma-shaped neighborhood of Windsor Terrace is bookended between two of Brooklyn’s largest green spaces, Prospect Park and the massive Green-Wood cemetery. Aside from the presence of the Prospect Park Expressway, which dissects the neighborhood in two, this residential community offers a suburban sensibility with its tree-lined streets, low volume traffic and the low height character of its streetscape.

Many homes in the area are low to the ground, lending a suburban feel to the neighborhood, and the area has been down-zoned to maintain its low-rise appeal and character. There are plentiful brick row houses that have very low turnover. If you are lucky enough to buy or rent one, you tend to hold on to it. There are also small apartment buildings, private homes, condos and multi-family homes in a wide price range

There is commercial development along Prospect Park West, Fort Hamilton Parkway and Prospect Avenue, but even these new stores and restaurants are mostly family-owned and operated, maintaining the small-town charm. The pace of life is slower. The schools are good, which is a big draw for families with young children. The people are friendly, which gives a real sense of neighborhood and community to Windsor Terrace.
