Property Description for 465 Park Ave, 404

TERRACED BEAUTY ON PARK AVENUE. The offering of #404 at the iconic Ritz Tower offers the ability to own a peerless terraced home in one of Park Avenue's most prestigious buildings.  This triple-mint, split 2 bedroom, 2 bathroom home's crown jewel is its 1,000 square feet of private outdoor space, which extends 62-feet along Park Avenue at 57th Street. #404 is an ideal home for entertaining and is perfect for either a full-time resident or pied-a-terre, as it is surrounded by world-class NYC amenities and an easy stone’s throw away to Midtown’s offices or home from the Theater District. The entry foyer opens into an exceptionally bright and spacious living room/dining room, with an adjacent library/den that could also serve as a third bedroom or home office in the age of work from home. The living room doors open up directly to the enormous terrace with open city and Park Avenue views. The primary bedroom suite has direct access to the terrace, a dressing room and a beautifully appointed Calcutta marble master bath with double sinks, radiant heated floors, deep soaking tub and separate stall shower. The second bedroom has an adjacent marble bath with a luxurious stall shower, which can also serve as a bath for guests.  The stunning chef's kitchen with marble counter tops and top-of-the-line appliances (Miele, Sub-Zero, and Wolf) has discreet pocket doors so it can be closed off for entertaining or open to the dining room. The residence has been renovated for modern living while leaving the special prewar details including trim, moldings, and herringbone floors intact. The apartment also features a washer and dryer. Furnishings are in mint condition and can be negotiable for a move-in ready opportunity. Designed in 1926 by Emery Roth, The Ritz Tower is one of the world's best addresses. White-glove hotel style amenities include full concierge services, 24 hour doorman, gourmet chef de cuisine on premises offering lunch and dinner five days per week, housekeeping, 24 hour maintenance staff, meeting room and newly renovated fitness center. Pied-a-terres and foreign buyers welcome. Coop allows 50% financing, utilities are included in maintenance, and there is a 3% flip tax payable by buyer. Pets allowed with board approval. Easy to accommodate at showing!

Midtown East | Manhattan

Quick Profile

Midtown West and Midtown East have a lot in common. They’re bustling, iconic, and full of people. But just like siblings, their personalities can be vastly different. Midtown East is a bit more sophisticated and doesn’t quite have the vivacity and unruliness that its westerly counterpart exudes.

Midtown East is bordered by 42nd to the south, 59th Street to the north, 5th Avenue to the west, and 3rd Avenue to the east.

The neighborhood is famous for its high-end stores, tourist attractions, posh hotels (budget ones too), and iconic architecture. Midtown East is also one of the largest financial and business hubs in Manhattan. During normal business hours the sidewalks are full of commuters and people moving from point A to point B. In the early evening, when the masses have left for the day, things suddenly get a little quieter and the sidewalks have a lot less foot traffic.

Although largely a commercial neighborhood, residential areas of Midtown East do exist on the eastern section of the neighborhood.

Grand Central Station is located in Midtown East and like Midtown West, it’s an extremely commutable neighborhood. The 4, 5, 6, 7 and S trains whisk people in and out of the neighborhood 24 hours a day. Grand Central Station also serves as a hub for New York State and Connecticut commuter rails. These trains can take you anywhere along the Hudson River or up into Connecticut. It’s perfect for day tripping.
