Property Description for 344 Dean Street

This well-maintained four story townhouse is the best value in Boerum Hill, loaded with good details and wider than most, sitting pretty on a lot that's just shy of 21' wide x a full 100' deep. On the parlor floor, crown moldings, floor to ceiling windows, and two marble fireplaces echo classic 19th century elegance. Original wideboard floors and pocket doors add character and warmth. Those pocket doors add flexibility too - keep them open for a wide open multi-functional airy feel, or close them off when you want to separate the dining room from your living room, into two discrete rooms for a quiet, cosy vibe. A corner kitchen is tucked in back, overlooking the garden. Downstairs on the garden level you'll find two king sized bedrooms, a full bath with washer-dryer, and a half bath too. Best of all is the wide and deep sunny south facing garden, just the spot to relax and revel with friends, barbecue, and exercise your green thumb. On the upper two floors you'll find two bright and airy floor through apartments, each with an open layout that's a breath of fresh air. Each is configured as a 1 bedroom plus den, with glass french doors, kitchen with dishwasher, ceramic tiled bath and its own in-unit washer-dryer. Never hard to find a good tenant here! Live in the lower duplex and collect rent toward your mortgage on both apartments, or use one (or both) of these floor-throughs as a dream home office and guest suite, or convert the building to the single family home of your dreams. With R6 zoning and unused FAR, you also gain the opportunity to enlarge the building with an extension. Well maintained, with low annual expenses, 344 Dean has separate meters for each unit, a full cellar, and gas boiler and furnace. This Boerum Hill location, on the cusp of Park Slope, gives you your choice of nearby Fifth Avenue's shopping and restaurants; Atlantic Center and Atlantic Avenue's many offerings; supermarkets including Whole Foods, Trader Joe's, and Brooklyn Fare; and nearby neighborhood favorites like Rucola and Building on Bond, and close proximity to world class cultural amenities like Brooklyn Academy of Music, Mark Morris Dance Center, Barclays Center, Mocada, Theater for New Audiences and more. You'll also enjoy easy access to anywhere in the city or Long Island thanks to proximity to 11 subway lines and the LIRR. With all the makings of a wonderful home and investment property, this is the property you've been waiting for. Will be delivered vacant.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
