Property Description for 169 Water Street

Designer's Dream Dumbo Townhouse

A rare gem as one of only 5 independent townhomes in one of the city's most celebrated neighborhoods.

This magnificent townhouse is in mint condition and was significantly upgraded from its original plans by the architect owner. It is comprised of four stories with four real bedrooms, three full bathrooms, two fireplaces, two terraces, and the ultimate amenity of your own private parking that sits on a rotating turntable! All this and the Brooklyn Bridge Park Waterfront practically at your doorstep!

Off the elevated first floor landing lives a bedroom that would be ideal as an office but has a neighboring full bathroom making it a perfect guest suite.

Travel upstairs to a dramatic parlor floor. An incredible entertaining space awaits with a custom, top-of-the line Scavolini chef's kitchen at its center. The dining area lives along the north-side terrace, complete with gas grille and sliding glass doors that open wide to create the ultimate indoor/outdoor experience. On the south side, the living room opens up to an incredible 20' ceiling height, a light well and wall of floor to ceiling windows. The perfect room for post dinner conversation around the gas fireplace.

Journey up to pass a mezzanine/media room that overlooks the parlor floor and then beyond to a beautiful and romantic full-floor master suite complete with another gas fireplace, a skylight, custom built closets and a spa-like master bathroom that houses double vanities, double shower heads and a deep soaking tub.

On the fourth floor there are two more bedrooms, a full bathroom and the addition of a custom built laundry room put in by the owners to make the house as functional as it is beautiful.

The sun drenched Roof Terrace is perfect for gardening, catching some sun or enjoying sunset cocktails as you watch the Manhattan Bridge light up over the East River with Downtown Manhattan in the background.

The DUMBO Townhouses were new construction - completed in 2015. They were designed with energy efficient building systems, triple glazed windows and doors throughout, and a modern loft like feel.

All of this and very low carrying costs! Low taxes ($1,349 Monthly) and under $40 monthly for maintaining the parking garage. This is the one!

Dumbo | Brooklyn

Quick Profile

DUMBO, which is an acronym for Down Under the Manhattan Bridge Overpass, used to be a lively industrial and manufacturing zone, full of large factories and warehouses. These buildings have now been converted into expansive lofts, theaters, galleries, and office spaces for start-up companies. These larger residential spaces are attractive to families and creative artists and writers who need space to dream and create.

DUMBO was named in 1978 as a sort of reverse marketing ploy to try to keep people from swarming into the area, attracted by the quaint tree-lined streets, elegant historic brownstones, large lofts, and views of Lower Manhattan. It was felt that this influx of people would change the nature of the neighborhood. It was hoped that by giving the area a ridiculous name, nobody would want to live there.

Many of the neighborhood’s bars, hotels, and restaurants capitalize on the stunning waterfront views and the Manhattan skyline in the background. Interesting and fun cultural events are held under and around the Brooklyn and Manhattan Bridges that connect DUMBO to Manhattan. One of these is the annual Oktoberfest.

With beautiful vignettes of the Manhattan and Brooklyn Bridges being framed around every corner, DUMBO provides residents and tourists with charming, and often surprising, views. Because the neighborhood is eminently walkable and filled with unique shops, it feels like a small town on the edge of a major urban waterfront. Once people move to DUMBO, they tend to stay and become involved in the community.
