Property Description for 313 West 119th Street, 5-CD

Unique opportunity to combine two adjacent apartments, 5C and 5D, to create a lovely 9.5 room home. 5D - Enter this spectacular home in the renowned Brownstone Lane 2 condominium, and be greeted by the beautifully expansive and bright living space, facing north. The open kitchen is replete with granite countertops, stone flooring, Espresso finished cabinetry, silver hardware, and stainless steel appliances, including a Jenn Air refrigerator, GE stove, and Bosch dishwasher. The three spacious bedrooms boast Santos mahogany floors (as does the living/dining room), and nearly 9-foot ceilings, making the rooms feel even larger. The apartment provides several closets for your storage needs, and the master suite offers a full walk-in closet. The ensuite bath complements all vis a vis cabinetry, double vanities, stone countertops, jetted tub, polished chrome fixtures, and a shower head with handheld option as well as a tiled shower (featured in both full baths). The former powder room has been converted into a laundry facility and houses a Bosch washer/dryer, as well as an Espresso finished sink and mirror, and slate flooring. Some other wonderful features of this special home include a lovely balcony off the living room, as well as tree-lined, city and brownstone views, and thru-wall air conditioning. This full-service building offers a slew of amenities, including a complimentary gym, indoor as well as outdoor playroom/playground with patio courtyard, personal storage, bicycle storage (annual fee of $60), and garage. Building entrance located at 310 West 120th Street. Tax abatement expires in 2033.
Apartment 5C is a spacious, south-facing 2 bedroom, 2 full bath home, offering what the modern New Yorker desires and demands. Step inside and find a run of elegant recessed lighting which has been installed along a massive hall closet, another overflow closet, and a large linen closet. Bathed in southern light, the primary living area has more than enough space for separate living and dining areas. Step out the adjoining glass door to the sanctuary of your own private balcony; a perfect place to enjoy your morning coffee with a view of the quiet courtyard below. On the opposite side of this home, you will find a renovated, sleek, galley kitchen. Gleaming white cabinetry brackets a wealth of elegant black marble counter space and a white tiled backsplash. The look is well complemented by all of the stainless steel appliances, including a top of the line Bosch dishwasher. The other wing of the apartment holds the two generously sized bedrooms. The large master suite with en-suite bath, a true master, has more than enough square footage to house a properly framed king bed with nightstands on either side. There are two equally well-sized closets allowing for distinct wardrobe storage. The master bath features a double vanity with plenty of storage space above and below. The 2nd bedroom can hold a queen bed, or two twin beds with room to spare, and boasts a large closet. Both bathrooms feature rainfall showerheads, and the second bath has a well-sized soaking tub. (5C offered by Halstead)

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
