Property Description for 437 Warren Street

Nestled away on a quiet, Boerum Hill block rests this charming, ivy-covered townhouse with beautifully landscaped front and back gardens. A much-needed private oasis in Brooklyn. This lovingly cared-for home retains much of its late 19th century character, such as the original 6” wide-plank floors, yet has updates that remain harmonious with the overall charming style of the home. Through the front gate, past the landscaped front yard with large crepe myrtle tree, enter the home on the garden level, which is configured as a large open living area with multiple windows facing north and south and a renovated laundry/powder room with a window looking out over the back garden. Situated on a 100-ft lot, the home includes a lush and tranquil 50-ft landscaped garden, perfect for lounging while admiring the fragrant plantings such as lilac, wisteria, magnolia, and honeysuckle. On the parlour level is an updated country-style open kitchen and dining room, which leads out to a small landing and stairs down to the back garden below, as well as the main living area with adjacent library/home office at the front of the house. There is also a renovated full bathroom on this level. On the upper level, the large and sunny master bedroom has an alcove, which can be used as a home office or reading nook. Two other bedrooms and a renovated bathroom with a clawfoot tub and skylight complete this upper floor. This is a legal 2-family home that is currently configured and used as a single-family home, but can easily be restored to have an owner’s duplex plus a separate garden apartment for extra rental income. The house also has an unfinished basement with additional laundry and storage space. Located just a few blocks from all the amazing shops and restaurants of Boerum Hill and the F/G trains at Bergen Street or the 2/3/4/5/D/N/R at Atlantic Terminal. Please reach out for a link to the video tour or to schedule an in-person showing.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
