Property Description for 347 Bowery, 3/4

Annabelle Selldorf designed duplex with a large private terrace!

This perfectly scaled and crafted Annabelle Selldorf designed duplex with a large private terrace is located on arguably the most convenient stretch of the Bowery, at the intersection of East Village, NoHo, and SoHo, and minutes from Greenwich Village and Union Square. The apartment’s south-west orientation floods the space with light all day long. With meticulous attention to detail, this modern home is just moments from all the charms of downtown Manhattan that deliver on every level with the best selection of culinary and cultural delights and close proximity to the 6/B/D/F/M/R/W trains. With just 5 residences, this boutique condo provides great personal privacy. The building features a part-time doorman (M-F: 7am-3pm W, T, F: 3-11pm, Sat & Sunday: 10am - 6pm). Private storage is included.

The Layout:

Lower Level: As you enter, you are greeted by a wide-open space, encompassing the living room, dining room, and chef’s kitchen with dramatic double-height ceilings and brand new oak flooring throughout. The sun-lit, glass-encased living room overlooks the Oehme Van Sweden designed Viewing Garden and your own private terrace, providing a perfect setting for al-fresco dining and year-round entertainment. The dining room is adjacent to the gorgeous kitchen and also enjoys abundant natural light. You’ll find numerous gourmet touches in this stylish kitchen, including a Miele suite of appliances, and Subzero wine fridge, dark grey soapstone slab countertops with integrated sink, and custom oak cabinets. Rounding out this floor is a full bathroom and large coat closet.

Upper Level: A handcrafted sculptural staircase made of plaster and white oak pivots upwards to ascend to the second level divided into two zones connected by a dramatic Catwalk bridge, separating the primary suite and the second bedroom. The corner primary suite is perched above the garden and NoHo-scape capturing the sunsets through floor-to-ceiling windows and another balcony. The windowed en suite bathroom is wrapped in honed lilac marble with polished chrome fixtures and accessories from Waterworks. At the opposite end of this floor is the additional bedroom with an en suite bathroom and a laundry room. All rooms are flooded with light all day long through large windows, yet there is an abundance of art walls, many purposefully shielded from direct sunlight. A stunning apartment and garden; an exquisite building; prime location…The Perfect Home!

East Village | Manhattan

Quick Profile

The East Village has two distinct moods. By day, it is quiet and peaceful. Everyone is out and about, either working or relaxing at Tompkins Square Park, strolling or jogging along the East River, or hanging out in one of the subsets of cultural activity, such as St. Mark’s Place.

But then night falls, and the East Village comes to life, keeping the entertainment and nightlife going long after the other neighborhoods have called it quits for the night. People from all five boroughs flock to the dive bars and speakeasies, head for their favorite cafes and restaurants, or drop in to a music venue to listen to hot tunes or cool jazz and dance the night away. Don’t worry, you don’t have to “know somebody” to gain admittance to even the most popular venues. You won’t find velvet ropes, bouncers, or and a waiting list at the door of most places. Just walk right in and enjoy yourself.

Be prepared for the increased population during fall through spring, when NYU is in session. College students will be everywhere, contributing to the youthful essense of the neighborhood.
