The joy of Brooklyn living was never more alluring than in this fabulous 3-story, 2-family, 1899 Federal-style brick townhouse in prime Cobble Hill! Inventively renovated with impeccable attention to detail and a chic casual flair, the 2,400 square foot beauty is unique, spacious, and turnkey. Currently, the home is comprised of a wonderful light-bathed 3 bedroom 2 full bathroom owner's duplex with a private deck, and a generous 1 bedroom 1 bath plus office garden apartment; however you can easily transform it into a single-family and enjoy the entire house! Both meticulously-designed residences enjoy lots of natural light and access to the deep, south-facing, rear patio garden. Interiors are brimming with distinctive features such as gorgeous wide-plank wood floors, original exposed beams, reclaimed beams from a barn in the Catskills, charming exposed brick, modern barn doors and sleek contemporary lighting. All mechanicals are in excellent condition. Up the inviting front stoop, a wide wood-beam-framed parlor foyer greets your arrival and spills into a generous living-dining room connecting to the stunning open kitchen. The chef's quarters are graced by custom built-ins, stainless steel appliances, and a center island with seating, and lead out to the rear private terrace. Steps from here descend to the large garden patio for barbecues, gardening and entertaining. A full bathroom is located on this level as well. The upper story presents 3 bright bedrooms including the master suite with an enormous walk-in closet, a second full bath, and a washer-dryer. The separate front entrance proceeds into a mudroom and the garden apartment foyer. This lovely apartment offers a front bedroom or office, open living area and kitchen, full bathroom, sizable rear bedroom and convenient washer-dryer hookup, not to mention great rental potential! The full basement, privately accessible from the owners duplex, with painted white concrete floors and beams makes a perfect space to easily customize as a children's play and storage.

Desirably situated between Court and Smith Streets in the heart of Cobble Hill, moments from Brooklyn Heights, Boerum Hill, and Carroll Gardens, 12 Wyckoff Street is a rare find at a supreme address. Right nearby are lots of trendy shops and restaurants, Trader Joe's, the F train at Smith and Bergen, and the 2/3/4/5/N/R at Borough Hall mere blocks away. This one's a gem, and a keeper!

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
