Property Description for 100 Hudson Street, PH-10BC

Located in prime Tribeca, this one-of-a-kind duplex penthouse loft is now available. You will experience incomparable living in this elegantly-designed, sun-drenched home. It offers an abundance of light, flowing from 4 exposures, with expansive open city views. For those in search of 'room to grow' in one of the city's most desirable neighborhoods and the luxury of private exterior space to entertain, this unique home checks all the boxes. The loft features 4 bedrooms, 3 full bathrooms and a powder room. Organically integrated by a steel and wood staircase, which creates a ceiling height of 21', the lower living level is designed as a modern loft; the upper level is reminiscent of a timeless townhouse. The chef's kitchen is flooded with natural light from the skylight above. It flows seamlessly into the 50 foot great room, which has approximately 11' high ceilings and spectacular open southern and eastern views through 10 oversized windows. There are TWO home offices. One is a windowed study on the lower level separated from the dining room by a sliding wall for maximum function and flexibility. The primary bedroom suite on the first floor features 6 windows with eastern and northern exposures, 2 walk-in closets and a grand, windowed master bathroom. The upper level features ceiling heights just under 10' and leads out to the private roof deck garden, which is perfect for entertaining. The interior space includes a floor to ceiling glassed living area, flanked by a second mezzanine level home office with a huge skylight above. 3 additional bedrooms, 2 bathrooms, and a full laundry room with storage complete the upper level. Other features of the apartment include: central AC, hardwood floors, an abundance of storage and stunning arched windows. This home also includes an enormous private storage in the basement. This quintessential penthouse is located in the heart of landmarked Tribeca between the charming cobblestoned Franklin and Leonard Streets. Built in 1909, 100 Hudson is a well managed boutique pre-war co-op — conveniently located near public transportation and many of the city's best restaurants and shops. This classic loft building displays a handsome brick, granite and limestone facade and ornate copper cornice. It boasts a central laundry room, private basement storage, plus a landscaped and furnished common roof deck. The building also has a live-in superintendent. ****Currently, improvements are being made to modernize the building’s common areas, including hallways, the lobby, and rooftop. Other improvements include replacement of all mechanical elements and the two elevators. Scaffolding/Local Law 11 work on the facade is expected to be completed by Spring 2021. There is an assessment of $3,290 per month in place until December 31, 2021. Please note that some of the photos are virtually staged.

Tribeca | Manhattan

Quick Profile

TriBeCa, named after the small geographic triangle below Canal Street. It’s not really a triangle, it's a quadrilateral and it's bounded by West Street, Broadway, and Chambers Street. It’s a little too late for a name change and besides, QuaBeCa doesn't sound half as cool as Tribeca.

One of New York City’s more notable acronymed neighborhoods, TriBeCa is known for its trendy boutiques, fabolous restaurants, historical landmarks, and resident celebrity lofts. It still holds the title of one of the coolest places to live in New York City.

TriBeCa is one of the first residential neighborhoods of New York City. Way back in 1700’s wealthy New Yorkers built homes and maintained gardens in what is now TriBeca.

Later in history it shifted from residential to warehouses, commerce and markets. After the Civil War, shipping hubs moved from the East River to the Hudson River and revitalized areas like the South Street Seaport and TriBeca. When shipping and commerce increased, the area soon became a favorite spot for wholesalers to store their goods in large industrial warehouses.

Just like its neighbor SoHo, TriBeCa boasts one of the world’s largest collections of wrought-iron facades and Neo-Grecian architecture.
