Property Description for 1098 Gates Ave

Open house by appointment - please call to schedule time. Terrific, 2-family, build in 1994, solid-brick home, right in the heart of the ultra-trendy area of Bushwick, and literally seconds from the subway! The property as it is today is an over-size 22 by 50 foot building with R6 zoning, sitting on a 22 by 100 square foot lot, with more than 2,048 square feet of livable space and another 1,000 square foot basement, add to these another 3,353 square feet of unused FAR, makes this an exceptional value for investor or end user! This huge 2-story home, with a total of 5 bedrooms and 4 bathrooms, also has a high-ceiling, fully-finished basement with loads of extra space! The garden walk-in features 3-bedrooms and a full bathroom, with the third bedroom being the largest and fully equipped with its own half-bath! Rounding out this floor is an open living room, dining room, and fully-updated kitchen. The top floor is an enormous 3-bedroom, 1-and-a-half-bathroom unit; this floor also benefits by having a full bathroom and an extra half-bath in the larger of the 2-bedrooms. All of the rooms on both levels have an abundance of closet space and plenty of sunlight. The basement is fully finished, runs the entire length of the house and has front and rear access. The basement is an amazing space; with a laundry room and 2 large rooms, there's loads of space for whatever you have in mind! The backyard is such a great feature, with plenty of open-air space for gathering and hanging out at a safe social-distance due to the large private yard! With private parking right in front, and just a minute's walk from the Halsey Street stop on the J train, right around the block from Bushwick Avenue, where there are great shops and trendy cafes and bars and restaurants like The Wilky and Toad Style.

Bushwick | Brooklyn

Quick Profile

As one of the most diverse neighborhoods in New York, Bushwick offers a perfect snapshot of just how multicultural the city is. Long-established as an amalgam of cultures and ethnicities, a wave of varying types of immigrants trickled in from the seventeenth to twentieth centuries, with Bushwick largely becoming a home to Hispanics of Puerto Rican and Dominican backgrounds by the latter part of the twentieth century.

With the Bushwick Initiative of the mid-00s that aided in revitalization, it became an attractive area to young professionals and artists. And even now, Bushwick has sustained affordable rent prices where other North Brooklyn counterparts, like Williamsburg and Greenpoint, have become more expensive. Priding itself on the weird and the wacky, numerous art collectives thrive in this part of Brooklyn, once famously named the seventh coolest neighborhood in the world by Vogue.

Though it has drawn in many tourists in recent years (there’s even a graffiti tour you can take from the Bushwick Collective), the neighborhood remains very much community-oriented, and has not been subject to quite the same sort of corporate infiltration phenomenon of its nearby Williamsburg environs.

But yes, of course, Bushwick has come a very long way from its 80s and 90s reputation as being “The Well,” a nickname given to it for its free-flowing and widely available amount of drugs (quantity over quality being the cliche applied here).
