Property Description for 40 West 116th Street, A-215

SANCTUARY IN HARLEM...This expansive 3-bedroom and 2.5-bathroom residence with private terrace (487sf) is a rare first-time offering that features a unique and generous layout. Upon entry one is immediately taken by the openness of the space as the living and dining areas measure 22'6" x 17'8" with South facing floor-to-ceiling windows that peer directly onto a lush and verdant terrace. The open kitchen design is anchored by an oversized island, perfect for cooking and entertaining, with grey-honed Caesarstone countertops and coordinating Hanssem melamine cabinetry with a suite of Viking appliances, plus an 18-bottle wine refrigerator, Italian Blanco silgranit sink and Artona faucets. The floors throughout have been updated with pre-finished 7" wide plank Ash hardwood floors, adding an elegant unity to the home. The open living plan offers the homeowner a variety of ways to flex the space with the potential of easily creating a 4th bedroom or separate home office space. A powder room with separate laundry room is located just off the kitchen and dining area.

The master bedroom is situated in the western portion of the apartment and set apart from the additional bedrooms. The bedroom easily accommodates a king-sized bed and has a southern exposure with open courtyard views and features an ample 5'x5' walk-in closet and ceiling fan in addition to an en suite bathroom with deep-soaking tub and separate shower. The secondary and tertiary bedrooms occupy the eastern section of the apartment and are generously proportioned. The furthest bedroom has been custom-designed as an office using gray-cerused Italian hardwood and has views of the terrace. A second full bathroom is adjacent to the bedrooms and is marble tiled and has a bathtub.

The pièce de résistance of the residence is its enormous private terrace which measures 46'6" x 10'3" and provides seamless indoor/outdoor living. A perfect area for lounging, gardening, or dining al fresco, it offers serenity and the ultimate city refuge. The home lends itself to entertaining and spacious living. Additional features of the unit include updated electrical wiring with dimmer switches and USB outlets, a brand new 24,000 BTU Ice Air HVAC system for the living room, Bosch Washer/Dryer, recessed and track lighting, and customized closets. A storage space (4x4) can be purchased with the unit but is not included with the sale.

The Kalahari is the pre-eminent condominium in Harlem and is Gold LEED Certified and houses the largest residential "Green Wall" in Harlem. The building features a 24-hour doorman/concierge, live-in Resident Manager, several porters and handymen and has an extraordinary staff. The amenities include a glass walled fitness gym with top-of-the-line equipment, adjacent children's playroom, music rooms, library, conference/party rooms, two common roof decks, parking garage and a stunning 10,000sf planted and fully irrigated courtyard with an herb garden for residents. Located less than half a block from the 2/3 express train, 6 blocks from Central Park, and a vibrant restaurant/dining scene that lines Lenox Ave, and a Whole Foods on 125th and Lenox. Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
