Property Description for 65 West 13th Street, 9-B

Rare corner offering at The Greenwich Condominium. Apartment 9B at 65 West 13th Street is a sprawling, mint condition, 2 bedroom (convertible 3 bedroom), with a separate home office, 2.5 bathroom loft in one of Greenwich Village's most coveted pre-war, full-service condominium buildings.

This spectacular loft spans approximately 2,838 square feet, offers 11-foot 4-inch high ceilings and enjoys classic skyline views to the north and west through its arched (unique to the 9th floor) floor-to-ceiling windows in every room. Ingeniously designed, this home is rich with architectural detail, loaded with customizations and beautiful tailored millwork, including paneling that has all been faced from a single fletch of a single tree, throughout.

From the impressive entry gallery to the truly grand great room, the separate sleeping quarters and workspace, this unique home offers the best of both worlds - the drama of open loft living combined with the practicality of a traditional home offering well-defined spaces - for effortless everyday living.

The expansive great room is flooded with natural light from its north and west exposures and offers more than enough space to accommodate separate living and dining areas - an ideal setting for an intimate gathering or large-scale entertaining. Solid, floor-to-ceiling wood doors open fully to reveal a wet bar and wine refrigerator and the adjacent kitchen is complete with high-end stainless steel appliances from Sub-Zero, Viking and Bosh, while also having convenient access to two huge storage and pantry areas.

Separate from the living area is the serene and private primary bedroom suite. This north-facing room is incredibly spacious and features custom built-ins, two substantial and fully built-out walk-in closets and most notably a very large, flexible home office space with built-in storage. The en suite bathroom has been finished with floor-to-ceiling marble tiles, has a dual sink vanity, an extra-large shower stall and a concealed pass-through to the laundry room.

The generously sized second bedroom measures over 29-feet long, has two arched windows with a bright northern exposure, and could easily be divided to accommodate two bedrooms. There is a second full bathroom located just across the hall that has marble finishes, pedestal sink and a soaking bathtub.

Additional features of this incredible home include a 4-zoned heating and central air conditioning system, Creston lighting and sound system, phone, TV and internet system, automatic window shades, walk-in laundry room with a side-by-side washer and dryer, guest powder room as well as abundant closet and storage space throughout.

Built in 1906, The Greenwich is one of downtown's premier pre-war, full service, loft condominiums. This highly sought-after building has 12 floors, approximately 77 units and offers a full-time doorman, modern gym, playroom, bike room, as well as a stunning common roof deck with a gas grill offering remarkable 360 degree skyline views. It is ideally located at the crossroads of Greenwich Village, the West Village, Chelsea, Union Square and the Flatiron District, where an endless variety of shops, restaurants, neighborhood conveniences and so much more are just outside your front door.

Showing by appointment only.

Greenwich Village | Manhattan

Quick Profile

Birthplace of beatniks, Greenwich Village has always been a neighborhood bursting with creativity, home to artists, poets, musicians and writers. There is a lot of foot traffic in the neighborhood, as it gives convenient access to many other neighborhoods. There are a lot of popular eateries on MacDougal Street and bars on Bleecker Street. The neighborhood has a bit of a college-town feel, due to the presence of NYU. There aren’t large chain stores here, so it isn’t really a mecca for shopaholics, but you can find interesting vintage stores and specialty boutiques.

Available housing is centered on pre-war walk-ups. You can find good deals on the quieter, tree-lined side streets, as opposed to the bustling avenues. There are pockets of brownstones and townhouses, some dating back to the early 19th century, throughout the neighborhood, as well. You will find more luxurious housing in the newer high-rise buildings on Park and Fifth Avenues.

Washington Square Park is the heart of the neighborhood. If you sit near the Arch and close your eyes, you might catch an echo of the music and social history of the Park, floating through the air. Greats like Joan Baez, Bob Dylan, and Paul Simon started their storied careers right here in Greenwich Village. Today, the Village is a celebration of diversity, where everyone is welcome.
