Property Description for 303 Park Ave, 2412

Own a piece of history at The Towers of the Waldorf Astoria. No other building in the world possesses the storied reputation as a haven for geopolitical leaders, a site of epic historical events, and the epitome of glamour. Now the legendary Waldorf Astoria New York has been completely restored as a global landmark. With this reemergence comes the first ever opportunity to own a residence in this historic and fabled hotel.

The residences will be enhanced by over 50,000 square-feet of private residential amenities situated on the upper floors of the building, including the 25-meter Starlight Pool; a state of the art fitness center; men's and women's wellness lounges with steam rooms, saunas, and private treatment rooms; the 6,000-square-foot verdant Starlight Terrace, and many other venues grand and intimate in which to relax and entertain. Additionally, for business activity, The Empire Club is an exclusive corporate suite with private offices, board rooms, and a luxurious co-working lounge.

Residents will also have seamless access to the 30,000-square-foot spa and wellness center located in the hotel, providing residents with customized wellness regimens supported by leading-edge treatments, therapies and massages, as well as physical therapists, fitness instructors, nutritionists and wellness experts.

Life at The Towers is defined by seamless service and the utmost discretion. Fully staffed residential lobbies on Park Avenue and 50th Street along with the private residential porte cochère with 24-hour valet parking provide secure entrance to The Towers at any time. The dedicated onsite concierge is supplemented by 24/7 virtual assistance to facilitate any resident request. The Waldorf Astoria tradition of creating the most secure and private residential experience will be upheld and refined at The Towers. The number of building staff will exceed any super luxury building in New York, each one fully trained in the art of True Waldorf Service.

This model residence represents a split two-bedroom, two-and-half-bath home and is a stunning example of the signature style of interior designer Jean-Louis Deniot.

The dramatic entry sequence of every residence is defined by a richly appointed and oversized lacquered front door with brass inlays, custom burnished bronze fixtures, and marble surround. One can enter the residence via traditional key or programmable keyless entry system, and every home will have a fully integrated Concierge Closet-a unique and secure portal for the private delivery of packages, dry cleaning, and room service by a dedicated staff 24-hours a day.

As you enter the home, the sense of arrival is celebrated by a grand marble foyer. A gracious formal powder room is located discretely adjacent to the foyer featuring a wall-mounted marble vanity and fixtures with an antique bronze finish.

The living and dining area, measuring 25-feet in length, perfectly sets the stage for quiet enjoyment or entertaining. The open kitchen blends beautifully with these spaces and is defined by a peninsula with a bar-height counter and seating area. The main living area is book-ended by the master and secondary bedrooms, both with en-suite baths.

Bespoke details envisioned by AD100 designer Jean-Louis Deniot are featured throughout the entire residence. Cove moldings with gem-cut facets accentuate ceilings averaging 10-feet in height and are pre-wired to create indirect cove lighting reminiscent of the original Waldorf Astoria hotel. Solid interior doors are adorned with Art Deco paneled elements and custom-forged antique bronze hardware. Drapery and shade pockets are discretely integrated at each window to facilitate seamless installation of window treatments. Floors are 4 inch wide-plank of cerused white-oak and laid in a formal herringbone pattern throughout the home.

Midtown East | Manhattan

Quick Profile

Midtown West and Midtown East have a lot in common. They’re bustling, iconic, and full of people. But just like siblings, their personalities can be vastly different. Midtown East is a bit more sophisticated and doesn’t quite have the vivacity and unruliness that its westerly counterpart exudes.

Midtown East is bordered by 42nd to the south, 59th Street to the north, 5th Avenue to the west, and 3rd Avenue to the east.

The neighborhood is famous for its high-end stores, tourist attractions, posh hotels (budget ones too), and iconic architecture. Midtown East is also one of the largest financial and business hubs in Manhattan. During normal business hours the sidewalks are full of commuters and people moving from point A to point B. In the early evening, when the masses have left for the day, things suddenly get a little quieter and the sidewalks have a lot less foot traffic.

Although largely a commercial neighborhood, residential areas of Midtown East do exist on the eastern section of the neighborhood.

Grand Central Station is located in Midtown East and like Midtown West, it’s an extremely commutable neighborhood. The 4, 5, 6, 7 and S trains whisk people in and out of the neighborhood 24 hours a day. Grand Central Station also serves as a hub for New York State and Connecticut commuter rails. These trains can take you anywhere along the Hudson River or up into Connecticut. It’s perfect for day tripping.
