Property Description for 239 West 135th Street, GARDEN-B

Haven. Refuge. Sanctuary. This is an apartment that will both cocoon you and wow you.

This approximately 1300 SF duplex home with private decked garden is available for resale for the first time since this condominium began closings in 2010.

On the main level, an open kitchen, with stainless steel appliances and polished granite countertops and floor, overlooks a home office and a dining room currently set to accommodate 8 - 10. Also on this floor is a master bedroom with bathroom en suite.

The lower level of this home is currently configured as a living room/media room, with an adjacent half bath and laundry space.

Unlike most city condos with permanently defined spaces, this unique home can be restyled in any number of ways. Create an eat-in kitchen in place of the home office. Move the office downstairs and pair it with a den/media room or guest space. The options are almost infinite, and we're happy to brainstorm with you and furnish alternate design ideas to ignite your imagination.

And then...of course...there is the garden. An outdoor dining room, living room, glampground, party venue. Or go jungle gym, teepee or trampoline. It's over 550 SF, arbored by old-growth trees, and the current owner has draped it in fairy lights, and bedecked it with baskets of blooms, a lounge area and picnic table big enough for your entire posse, and... a suburban-style BBQ!

Did we mention that you can revel in the garden view from every room on the main floor, thanks to floor-to-ceiling picture windows? It's an outdoor space like few in the city, and will bring you joy every season of the year.

239 West 135th Street is a boutique building, with a virtual doorman, non-resident super, package room and dedicated Board of Managers. It's surrounded by every convenience you want in the city, including multiple bus lines and subways, entertainment, gyms and shopping. Plus it has exceptionally low carrying charges, due in part to a TAX EXCLUSION UNDER PROGRAM 421-A.

PLEASE NOTE: As a condominium, buyers can purchase in trust or in the name of an LLC. The building also welcomes investors, parents buying for children or co-purchasing, gifting, and pieds-a-terre.

Please call or e-mail for an appointment to tour. We are also delighted to accommodate virtual visits.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
