Property Description for 301 West 110th Street, 8-U

Just steps from the most iconic park in the world, this one-bedroom oasis awaits. With views of Central Park, you can watch the autumn leaves change colors, and the snow dust the treetops from your 8th-floor windows as the seasons change. Towers on the Park rests right at the northwest corner of the park, in a vibrant neighborhood that has so much to offer. Add to that a completely renovated condo, and you have found yourself the perfect home. The apartment boasts ash wood flooring, beamed ceilings in the living room, and a multitude of windows letting in ample light from two exposures, offering park and city views. The open space allows for creative flexibility of living options, having both an eat-in bar and room for a dining table, and there is also room to carve out a designated home office area to work from. The kitchen has been renovated with sleek, modern cabinets on pressurized hinges, and features stainless steel appliances, an oversized LG refrigerator, dishwasher, and glass tile backsplash. Modern and sophisticated, the bathroom has been smartly renovated to allow maximum storage space in the vanity and cabinets and features a soaking tub perfect for relaxing at the end of a long day. The bold marble tile gives a dramatic and contemporary splash of style to the glass panel shower. The master bedroom has a wide footprint, able to fit a king-sized bed and plenty of room for dressers in addition to the two spacious closets.

The building features a 24-hour doorman, and also holds a parking garage, bike storage, and community rooms on the first floor available for hosting meetings or parties. There is a large laundry room in the building, and also access to two private gardens. Subleasing is allowed with board approval after one year of ownership. Located just steps from the B/C trains on 110th Street, crosstown and uptown/downtown busses and walking distance to the 2/3 express a few avenues away, transit is easily accessible to reach any part of the city with ease. Enjoy the incredible neighborhood with plenty of restaurants up Frederick Douglass Boulevard, such as Row House, Harlem Tavern, BLVD, Zoma, and Melba’s. Right outside the building is a Central Market grocery store, Starbucks, bike rental, and a local's favorite, Cafe Amrita. Don’t forget about the year-round farmer’s market every Saturday right on the corner of Morningside Park & 110th street, featuring a variety of local vendors & musicians. The north end of Central Park features some of the most beautiful and lush landscapes, such as the Conservatory Gardens, the Harlem Meer, and the North Woods, making it the perfect uptown backyard.

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
