Property Description for 260 West 73rd Street

260 West 73rd Street Located in a prime area of the Upper West Side, with easy access to Central Park, Riverside Park and the 72nd Street subway, this landmarked townhouse has just undergone a brand-new and meticulous single-family restoration by townhouse specialists Thames Builders. Originally constructed in 1888, this updated property features 6 bedrooms, 6 bathrooms, and attention to every detail. With soaring ceiling heights, substantial width, and a finished full-height cellar, the property boasts an aggregate of over 7800 square feet of space across 6 levels to live, work, and entertain. In addition, there are 960 square feet of private outdoor space, spread over 3 separate outdoor areas that have been landscaped with native grasses and perennials. Architectural finishes throughout, selected with care by renowned interior designer Marc Zeff, promote a sense of warmth and balance. Conveniences under the hood of the building's classic appearance include a sizable residential elevator; Crestron security and A/V installation; sound and data wiring throughout; and fully-updated, top-of-the-line mechanical systems that encourage relaxation in comfort and safety. The heart of this home is the parlor floor, accessible via the stunningly rebuilt brownstone stoop and substantial oak front door. The architect's keen eye is apparent in the gracious scale and proportions of this space. The front of this floor is a large open-plan gallery, perfect for a large living room and dining area. The real wood-burning fireplace has been impeccably fitted with an antique marble mantelpiece. Charming wide-plank oak floors, built to last, continue throughout the home. Through a grand doorway to the rear of the parlor floor, the expansive kitchen features high-end European cabinetry, Sub-Zero refrigerator, Wolf range with in-line hood silencer, and sleek grey marble counters. Plenty of counter space, two separate sinks and dishwashers, and a wine cooler are ready to accommodate your entertaining needs, while a wide built-in banquette is perfect for sharing meals. Massive windows with westward exposure look onto the leafy center courtyard of the block. One flight up, the expertly restored original staircase leads to two rooms with attached full baths. The front room has views of the storied Ansonia and Level Club across the street. The rear room features built-in millwork for an entertainment system; a wet bar area with a beautiful smoked-mirror backsplash and a full-height Leibherr wine cooler; and access to the propertyÂ’s lower terrace, with plenty of space for outdoor cooking and gathering. The next floor has two more bedrooms with attached full baths, a smaller private terrace adjacent to the rear bedroom, and one of the propertyÂ’s two laundry rooms. On the top floor master suite, the sizable master bedroom in the front features high ceilings, a vintage Italian crystal chandelier, and original deep-set windows. A large gallery-style closet, thoughtfully fitted with custom-built storage fixtures, leads to a large master bathroom awash in southern sunlight. The master bathroom features marble tile throughout, graceful Waterworks hardware, a soaking tub, generously-proportioned shower with steam capability, and two separate vanities with ample counter space. The staircase continues to the largest outdoor space, on the roof of the building, landscaped for privacy and featuring a dramatic and pleasing view of the surrounding cityscape. The garden floor contains multi-functional rooms that can be repurposed as bedrooms, home office spaces, or a den, depending on need. There is a powder room half bath at the foot of the stairs, an en-suite full bathroom in the rear, access to a ground-floor outdoor area, and extensive closet space throughout. The fully finished cellar has slate tile floors, a large laundry room kitted out with top-of-the-line appliances, multiple storage areas, and an easily-convertible bedroom and full bathroom. Here and all throughout the building, care has been lavished on the selection of finishes to complement secondary living spaces.

Upper West Side | Manhattan

Quick Profile

Bracketed on its east and west borders by massive city parks, the Upper West Side (UWS) is known for its greenery, stately and elegant townhomes, safe streets and great schools, all of which make it a very desirable neighborhood for families. The UWS has maintained its community feeling, making it attractive to young professionals and retirees, both of whom want a sense of belonging in the place they call home.

Here you’ll find many apartment buildings, especially those along Central Park West. Historic architecture abounds, anchored by four luxury co-ops - the San Remo, Majestic, Century and Eldorado apartments - all of which have two towers on their interiors. They were built in the 1930s and their design was predicated on a 1929 building code that imposed a height limit on residences facing the street. There are also impressive row houses near Riverside Drive throughout the W 70 and 80 Streets. Above the 90s, you will find smaller buildings where walk-ups are very reasonably priced.

There are several world-class museums and venues dedicated to the performing arts. Plentiful dining can be found in the UWS. You will find everything from quaint Jewish delis serving up bagels and a schmear to sophisticated fine dining that has earned multiple Michelin stars, and everything you could possibly want in between. There is also abundant shopping and a vibrant nightlife.
