Property Description for 222 Hancock Street, 1

The crown jewel of condominium living in Bed Stuy, Unit 1 at 222 Hancock occupies the entire parlor, garden, and finished basement floors of a rare 20' X 70' townhouse on arguably the single best block in the neighborhood. Offering 3127 square feet, this home offers as much space as most full townhouses, and due to its 1200 s.f. footprint, your lifestyle will be far more horizontal than in a typical 4 story walkup.

Unit 1 is one of the grandest, and most lovingly restored condominium homes ever offered in Bed Stuy. It is a 3,127 square foot 3 Bedroom, 3 baths + 2 half bath triplex with an expansive deck, gas grill, and an L shaped, 25' wide backyard. The 70' triple parlor floor is a true showpiece and an entertainer's dream. It features soaring ceilings with original plaster details and over 1,250 square feet of entertaining, living, and dining space. It has floors with original inlays, a pier mirror, original built-ins, pocket shutters, and a beautiful antique mantle with a working gas fireplace. Rare stained glass windows are accented, flooding the apartment with natural northern and southern sunlight. The huge chef's kitchen features high-end stainless steel appliances, a large statuary island, and a breakfast bar area with stunning woodwork. On this level and just off the kitchen, is a wrap-around, 206 square foot deck, perfect for grilling and entertaining.

An exquisitely designed staircase leads down to the backyard perfect for relaxing and/or gardening. On the floor below are three very large bedrooms all with en-suite baths. The master bedroom suite includes two separate closets and an implacably designed master bathroom with double vanities, heated flooring, and a steam shower. The stone-lined wine cellar is temperature regulated and is perfect for wine connoisseurs! The rec-room level has an additional working fireplace. The home has central AC; heat zoned by room, a washer/dryer, and video intercom. Conveniently surrounded by the best that Bed Stuy has to offer including trendy shops/restaurants (Peaches Hot House, Eugene & Company, Hart's, Saraghina, Black Swan, Le Paris Dakar, Bed-Vyne Brew). The C, and A express train (which will get you to Manhattan faster than the C from Clinton Hill!), and the LIRR are extremely close.

This home is a superb townhouse alternative offering horizontal living, preserved detail, and a location that is difficult to match.

The sale of the units within 222 Hancock Condominium is pursuant to Index Number NA17-0029, which is on file with the New York State Department of Law (the "No Action Application"). Investors are advised that sales are conducted pursuant to the No Action Application. 222 Hancock LLC, the developer of the property, shall respond to offers of interest from individuals and entities that possess a background in acquiring real estate or engaging in commercial real estate transactions in New York City. Equal housing opportunity.

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
