Property Description for 347A State Street

You really can have it all in charming brownstone Brooklyn. This mint condition two-family townhouse on one of the most charming AND convenient blocks in Boerum Hill offers the owner three and a half floors of living large, an elevator, a parking space, multiple outdoor spaces, and a high-income 1-bedroom rental that would also make a great work from home option. This superior townhome was built just a few years ago and offers every modern luxury, including central AC, all new kitchens and baths, and is situated on a charming block just a stoneÂ’s throw from every amenity you could imagine. A short trip around the block offers up award-winning restaurants, gourmet grocery stores, multiple public and private schools, and every single subway line. If a townhouse in Brooklyn is calling, then this is your next stop. Head up the dramatic stoop of this handsome brick building into a sunny parlor floor where you can live your best life. A center staircase frees up the width in the front and back, allowing the house to live larger than you could ever imagine. You need to see this home in person to experience the enormity of space, perfect layout, and amazing light. And donÂ’t miss the elevator to take you to every floor with ease! Enjoy spacious living and dining with your very own gas fireplace in the South-facing front of the house, and an unexpectedly oversized and eat-in chefÂ’s kitchen in the back with floor-to-ceiling bay windows overlooking a large and landscaped garden. Hardwood floors, high ceilings, oversized windows and custom iron work are just some of the trademarks that you will enjoy throughout. The chefÂ’s kitchen offers up a fully vented Smeg range, loads of custom cabinetry, stunning Carrara marble countertops, extra-large appliances, and a fantastic table height marble-topped island for casual everyday dining. A powder room on this floor makes it the perfect entertaining space with an easy flow to the garden for indoor/outdoor living. Head up to the next floor where you will enjoy two large bedrooms, each with great closet space. The South-facing bedroom has an ensuite bath, and then an additional bathroom in the hallway services the second bedroom. Both bathrooms are a striking combination of natural stone and classic NY subway tile. Both bedrooms are large enough for king-sized beds. The next floor up has been envisioned as a superlative primary bedroom suite with an oversized South-facing bedroom, two walk-in closets, and a master bath complete with double sinks separated by a marble-topped dressing table and an oversized wet room complete with walk-in shower and tub. A fourth bedroom on this floor adds the possibility of a private, quiet and spacious home office, guest suite or massive dressing room. One more floor up offers an unexpected surpriseÂ… a 5th bedroom or a den/library with North and South exposures and access to private terraces on both sides. Work at home enveloped in light all day long, and enjoy the convenience of two additional outdoor spaces with treetop views. The private elevator makes every floor easily accessible, whether you want to explore your greenthumb downstairs in the garden, or enjoy sunset cocktails on the roofdeck. On the garden level is a spacious and easy-to-rent one-bed apartment with its own separate entrance, a spacious designer kitchen, a dining area, renovated bathroom, and great closets. There is even a finished full basement accessible to the owner through the elevator and/or garden that offers excellent storage and a place for a home gym or office space. Enjoy an indoor parking space situated in a garage right behind the house, and uniquely accessible through a secret walkway for approx. $400/month. The building with the garage can also collect packages for you for three full years for no fee, and then you get all of the benefits of a larger full-service building with the autonomy and privacy of your very own townhouse. This home has received a LEED Gold designation which ensures low monthly gas and electric charges and is good for the environment while also providing unexpected comforts. This is a move-in ready townhouse with charm on par with the neighboring turn-of -the century homes, but modern conveniences that far exceed them. Schedule an in-person showing today by appointment.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
