Mint Three Bedroom Two Bath Sponsor Unit
No Board Approval

A rare find located in the Upper Westside. Sponsor Unit – NO BOARD APPROVAL. This three bedroom, two full bath with eat-in-kitchen and dining area received a complete gut renovation, from electric and plumbing to intricate attention to aesthetic detail. 11 foot ceilings add to the apartment’s charm. Renovation includes upgraded electrical capacity, with new apartment wiring, electrical box and a conduit directly to the building’s main panel. Entirely new plumbing in both bathrooms, including new branch and waste lines. The master bedroom with en-suite bathroom, complete with a pocket door and linen closet, features a walk-in shower, complete with Carrara marble tiling and flooring; the second features a bathtub, and is classically designed with white subway tiles and a Carrara marble floor in a hexagon basket weave design. Both are finished off with Hansgrohe fixtures. The windowed kitchen opens to a view of the living room’s westward facing large picture window, and has a custom designed breakfast bar. The kitchen features quartz countertops, white Shaker cabinets including slow-release drawers, recessed lighting, under cabinet lighting, new GE Profile kitchen appliances, a full size Bosch 550 Series washer and a 220 volt dryer. Aesthetic details include 2 ¼” red oak flooring, new walls and skim coating, picture molding, as well as custom made window and door moldings throughout, and restored decorative plasterwork. Of note, the casings and hardwood molding were fabricated to match original detail. In addition, the apartment features bedroom door transoms, recessed lighting, a deep foyer coat closet, hallway and master bath linen closets. All closets are illuminated. There are new windows, radiator units and installed Friedrich air conditioner units throughout.

The Rockfall, built in 1909 by the legendary Blum brothers, is a pre-war gem located in the vibrant Upper West Side near Riverside Park, Columbia University and Barnard College. Morningside Heights | Manhattan

Quick Profile

Due to the large number of institutes of higher learning that are housed within its borders, most notably Columbia University, Morningside Heights has a very definite college-town vibe. It has been dubbed the “Academic Acropolis,” both for the large number of schools and for the fact that the neighborhood is built high atop the Manhattan schist bluffs that are the geological bedrock of NYC. From this vantage point, which is the highest point of land in all of Manhattan, you can take in stunning views of upper Manhattan and the Hudson River. Sunsets are especially breathtaking from Riverside Park.

Walk through Morningside Heights and you’ll see a diverse population, especially when the schools are in session. It has a generally quiet atmosphere, bounded by large green spaces, dotted with small cafes, specialty stores, and restaurants that offer all manner of international cuisine. There is a modest nightlife consisting of intimate bars and small musical venues, many of which are open to the wee hours of the morning, and frequented by students.

Housing is primarily pre-war buildings that have larger apartments and beautiful architecture clustered around Broadway. You can find affordable walk-ups in low-rise buildings on the side streets. Many of the residential buildings in the area actually are owned by Columbia University.
