Property Description for 545 West 111th Street, 10-G

Sponsor Unit – NO BOARD APPROVAL

Located in the Upper Westside, this one bedroom, one bath received a complete renovation. The apartment’s southern exposure provides plenty of natural light throughout the day. The oversized bedroom is spacious enough to accommodate a work area. The 11 foot coffered bedroom ceiling adds to the apartment’s charm. The kitchen features quartz countertops, subway tiling, white Shaker cabinets, recessed lighting, under cabinet lighting, Bertazzoni refrigerator, stove and dishwasher and a Haier microwave. The bathroom features a walk-in shower, complete with Carrara marble floor in a hexagon basket weave design and a classically designed herringbone pattern accent. Both the kitchen and bathroom are finished off with Hansgrohe fixtures.

The renovation also includes new wiring and an updated electrical panel. The apartment is tied together with additional details; 2 ¼” red oak flooring, with new walls and molding, including picture frame, illuminated closets and skim coating throughout.

The Rockfall, built in 1909 by the legendary Blum brothers, is a pre-war gem located in the vibrant Upper West Side near Riverside Park, Columbia University and Barnard College. The building has 24-hour doorman service, live-in super, central laundry room, and bike storage. Building highlights include an elegant lobby designed with marble and stained glass and a spacious communal roof-deck with views of the Hudson River and the Empire State Building.

Morningside Heights | Manhattan

Quick Profile

Due to the large number of institutes of higher learning that are housed within its borders, most notably Columbia University, Morningside Heights has a very definite college-town vibe. It has been dubbed the “Academic Acropolis,” both for the large number of schools and for the fact that the neighborhood is built high atop the Manhattan schist bluffs that are the geological bedrock of NYC. From this vantage point, which is the highest point of land in all of Manhattan, you can take in stunning views of upper Manhattan and the Hudson River. Sunsets are especially breathtaking from Riverside Park.

Walk through Morningside Heights and you’ll see a diverse population, especially when the schools are in session. It has a generally quiet atmosphere, bounded by large green spaces, dotted with small cafes, specialty stores, and restaurants that offer all manner of international cuisine. There is a modest nightlife consisting of intimate bars and small musical venues, many of which are open to the wee hours of the morning, and frequented by students.

Housing is primarily pre-war buildings that have larger apartments and beautiful architecture clustered around Broadway. You can find affordable walk-ups in low-rise buildings on the side streets. Many of the residential buildings in the area actually are owned by Columbia University.
