Exterior square footage: 1,273 -Ceiling height throughout is approximately 10.5 feet, with 16-foot double-height ceilings in the living room -Private storage in the basement THE APARTMENT: Introducing Penthouse South (PHS) at the coveted Philip House Condominium in Carnegie Hill. Blending the new with the old, PHS is a newly constructed (completed in 2015) duplex 3-bedroom, 3.5 bathroom apartment perched on top of a beautiful pre-war brick and limestone building. Upon entry, the apartment feels like a true home, with a formal foyer that houses a powder room for guests, a large laundry room with a full-size LG washer and dryer, and a staircase with a classic white oak banister. The first of the three generously sized bedrooms is on the left, with a large closet, ensuite bathroom with step-in shower, and access to the West-facing terrace. The entry hallway graciously leads to the crown jewel of the apartment – the living and dining space – which is 32 feet long, has double-height ceilings, access to the large West-facing terrace, and oversized windows. On the South side of this flexible living/dining space, there is a large wood-burning fireplace with a limestone mantel and French doors leading to an outdoor grilling station. The North side of the space has high ceilings, East and West exposures allowing for all-day natural light, and another set of French doors topped by an arched transom window. This malleable space can be configured in many different ways, and is perfect for large dinner parties, indoor/outdoor living, and lounging. Off of the common room is an eat-in and windowed kitchen, which offers custom high-gloss lacquer cabinetry, Belgian Bluestone countertops, a Subzero fridge, 6-burner Wolfe stove, two wood-paneled Miele dishwashers, a Sharp microwave oven, and a Subzero wine fridge. The extended countertop comfortably sits four for a quick meal. Up the stairs to the second floor, there is an additional lounge area / media room. This space could be converted into a 4th bedroom. Large glass doors lead onto the East-facing terrace which is the largest of the three at 686 square feet. Perfect for sunbathing, relaxing, and entertaining, the terrace features open views of the surrounding neighborhood. The secondary bedroom right off the stairs has a large closet and an ensuite bathroom with a bathtub shower combo. The sprawling master bedroom features a separate sitting room with access to a quaint West-facing terrace, a walk-in-closet and a secondary closet, as well as access to the larger East-facing terrace. The sitting room could easily be converted into a dressing room. The five-piece, windowed ensuite master bathroom boasts a deep Kohler soaking tub, step-in rain shower, and double vanity. Throughout the apartment, there is wide-plank white oak hardwood flooring, and all bathrooms feature white marble tiling and countertops, and Waterworks polished nickel fixtures. Each room is zoned separately for central heating and cooling. The finishes are lightly-used sponsor finishes, designed by AD100’s Victoria Hagan. THE BUILDING: The Philip House is a classic prewar condo in Carnegie Hill reimagined for modern living. The amenities include a rooftop club room, landscaped rooftop terrace, fitness center, children’s playroom, music practice room, cold storage, bike storage room, 24-hour doorman, and an on-site building manager and extensive staff.

Carnegie Hill | Manhattan

Quick Profile

Carnegie Hill is a small neighborhood at the northern tip of the Upper East Side that borders Central Park. It is steeped in history, great wealth, architecture and culture. It is known for its world-class museums and its rows of historic mansions. Nothing much changes here as the entire area is landmarked, preventing the proliferation of high-rise developments. Thus the buildings stay a human scale, the sky is aplenty and the neighborhood kind of feels like a small town to its long time residents.

The name Carnegie Hill is derived from the industrial magnate Andrew Carnegie, when Carnegie decided to build himself a mansion at 91st Street and Fifth Avenue….

Carnegie Hill is a family neighborhood with old fashioned upper crust money. The mid-rise co-ops that line the avenues are among the most prestigious addresses in the city. The avenues are lined with small restaurants, boutique shops

The residential towers that have proliferated on the eastside of Third Avenue in the East 90s simply do not exist between Lexington and Fifth.
