Property Description for 230 Ovington Ave

Beyond rare, this 40 foot wide double brownstone offers incredible details and is one of five on this tree-lined block. The street has the distinction of being included in the National Register of Historic Places. The value of this approximate 3,800 square foot residence is clearly evident to even the most discriminating buyer. One of the widest brownstones in all of the city and wonderfully renovated and restored, this magnificent home lives up to the integrity and architectural character from the time it was constructed over 100 years ago. Currently used as a two family residence and with no expense spared, each room has unique qualities which make it a perfect jewel in Bay Ridge. The house is richly decorated with lovingly restored and new wood paneling and casing throughout. Mahogany, solid cherry and solid oak blend to create a warm environment in the most luxurious of surroundings. The wide central mahogany hall with arched doorway makes a grand statement and leads to the main living quarters. To the left is a stunning dining room (The Cherry Room) with wood burning fireplace decorated with English Minton tiles . To the right of the center hall is a room which could be used as either a study or proper living room. The large triple-windowed room to the south side of the home can function equally well as a family room or spacious master bedroom. Just off this room is a elegantly detailed bath with mosaic tile floors, marble accents and brass fixtures. A modern kitchen is accented with Moroccan tiles and new stainless steel appliances with a cast-iron wood-burning stove for those chilly fall and winter evenings. This room leads out to the enormous south garden complete with pond and lush plantings. There is a second spacious renovated bath with similar detailing on this floor. On the upper floor of the home there are three equally spacious bedrooms wonderfully separated off a proper central hall. Lovely light filters down through two central skylights. One of the four spacious rooms on this level is currently configured as family room with stunning wood burning fireplace with tiles of an Art Nouveau design and separate prep kitchen detailed in cherry wood with glass tile accents. The master bath is elegantly equipped with brass fixtures, onyx and marble details and a Kohler soaking tub. The lower level of the house is perfect for visiting guests, as private family space or can provide additional income. This floor contains a work room/office, laundry room, a wonderful sauna room, guest room and additional family room (also with cast iron stove/there are three in the house), guest room and mechanical room. This floor has nine windows keeping it bright all day as well as proper access to the front and rear gardens. All plumbing and electrical were completely upgraded in 2009. In terms of transportation to the City, the R train stop at Bay Ridge Avenue is a quick 5 minutes away as well as great parks and shopping just a few blocks away. Yearly Taxes $7,330

Bay Ridge | Brooklyn

Lush front yards and trimmed hedges are pretty common in Bay Ridge.

Quick Profile

Bay Ridge is an old-world neighborhood neatly tucked into the southwest corner of Brooklyn within the shadows of the Verrazano Bridge. The neighborhood is encircled by the Belt Parkway along the shore line and the Gowanus Expressway inland.

Bay Ridge, long known for its generational pull, has historically been home to a diverse number of ethnic groups. While the area is flush with people of Irish, Italian and Greek descent, these ethnic communities have been joined by larger numbers of new groups, including people with Russian, Polish, Asian and Middle Eastern backgrounds. The Arab American community today in Bay Ridge represents the largest concentration of Arab Americans in New York City.

For many years, Bay Ridge and its waterside location, would attract the affluent. But most of the mansions that once lined Shore Road are long gone and have been replaced by six-story apartment buildings.

Aside from the low-rise apartment buildings, the neighborhood pretty much consists of one and two-family homes. Lush front yards and trimmed hedges are pretty common here.

Current zoning and limitations on building heights restrict any out of the norm development. At present, the future beholds small development on some of the commercial strips and teardowns of older homes for smaller residential projects.
