Property Description for 314 State Street

> Amazing townhouse has a triplex over a garden rental that radiates casual elegance with impeccable original details and elegantly proportioned rooms. This unique townhouse is 25 feet by 50 feet on a 100-foot lot. The impressive large double front doors enter into a foyer, then into an expansive hall with very high ceilings throughout the triple parlor. The living room has floor-to-ceiling windows, ornate black-veined marble mantel, hardwood floors and space for a grand piano, plus an old chandelier that was converted from gas to electric. Next, there is an oversized formal dining room, with another converted gas-to-electric chandelier and black-veined marble mantel. A sunroom adds a casual space that has French doors that lead down to the ultimate landscaped, serene garden. The windowed, updated modern kitchen has a stainless steel Viking stove and hood, Bosch D/W, along with brass, marble and wood counters with a white-tiled backsplash, along with an upbeat black-and-white checkerboard-tiled floor. A powder room is tucked away in the hallway. > The next floor has two very large bedrooms, a media room or library, all with elaborate moldings. There is a perfect den lined with bookshelves and views of the tree-lined street. Plus a modern laundry room and bathroom. > The top floor has an expansive hallway with original tin ceiling, a skylight that fills the space and the staircase with great light. Note the hall floor with whimsical hand-painted artwork. The ultimate master en suite has a huge sitting room and back-to-back bathrooms. There are two other bedrooms, and a huge walk-in closet with skylight. > The garden floor has a country casual living room with painted brick walls, views of the amazing garden, along with a generous-sized dining room with antique wooden mantel. The eat-in kitchen is updated, with great cabinet space, white-tiled back splash and white appliances. The bedroom is huge, and there is space for a home office. Bathroom is modern and spacious. > One of the very best gardens has oversized bluestones, subdivided into two areas - the back has space for dining/entertaining, and the front has a play area. The garden has mature natural roses (no hybrids), lilac, honeysuckle, lily-of-the-valley and yellow dogwood.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
