Property Description for 252 West 17th Street, 7-B

Located in the heart of Chelsea, this rarely available duplex in a boutique condo is light and airy with a decidedly townhouse feel. Anchored originally by the Steiner Building to the west and now elevated to new heights with the elegant Walker Tower to the east, this block has always epitomized Chelsea prime at its vibrant best; nestled between Flatiron, Highline, Union Square, the Village and Meatpacking District.

This bright and sunny space offers endless possibilities and flexibility with separate entrances on each floor. Light streaming from north to south, new solid white oak flooring throughout, and A/C in each room all combine in a clean, fluid, well-organized design offering all the comforts of modern living. Situated on the 7th and 8th floors, the space is currently configured with two bedrooms upstairs, each with a bath ensuite, and a living room, kitchen, dining room/office and half bath downstairs. Each of the spacious bedrooms is roomy enough for a king sized bed, and features a walk in closet and renovated bathroom. The master bedroom faces south with a large curved eave glass wall with open city views all the way to the Freedom Tower and a Jacuzzi tub in the bathroom. Downstairs a galley kitchen with handsome stone counter tops connects the living room and dining room in a gracious flow to the public space which also houses a half bath and washer/dryer beneath the staircase.

The beautifully maintained building is small and quiet with a laundry room, storage in the basement and a common roof deck outfitted with chaise lounges, tables and chairs for the residents' use. The lively neighborhood is rich in restaurants and shopping, terrific schools and is easily accessed by multiple train lines.

Quick Profile

The row houses portray the world-class architecture of Greek Revival, Italianate and Georgian styles. The population is both ethnically and socially diverse, which is reflected in the restaurants and retail businesses in the neighborhood.

Western Chelsea is the center of the NYC art world, where you will find more than 200 art galleries housed in rehabbed factories and warehouses, as well as in newly-constructed buildings.

While people of many different cultures call Chelsea home, it has been a mecca over the years for people in the LGBTQ community. One census reported that as many as 22% of its residents were gay couples. Eighth Avenue is a trendy area for LGBTQ-oriented dining and shopping. Although it no longer draws the LGBTQ population that it once did, Chelsea still has many popular alternative bars.

Chelsea is primarily residential, consisting of a mixture of diverse complexes, low-rise apartment blocks, tenements, townhouses, renovated row houses, and luxury high-rises.

Chelsea is an interesting and sought-after place to live, with unique clothing boutiques, restaurants, and delis representing cultures from around the world. In addition to its quirky establishments, Chelsea has fine dining restaurants and a vibrant, hip nightlife, which adds to its allure.

Chelsea is well-served by public transportation. At least six city bus routes traverse Chelsea. There are three NYC subway routes with stops on Seventh Avenue, three on Eighth Avenue, and two more on Sixth Avenue. The 34th Street - Hudson Yards Station opened in 2015 with its main entrance in Chelsea.
