Property Description for 257 West 117th Street, 1-FG

Welcome to The Fitzgerald at 257 West 117th Street, one of the most sought after buildings in West Harlem. On offer are two units to be combined by a purchaser, two fabulous duplexes featuring over 4000sf of living space and private rear gardens, making it an ideal urban oasis for sophisticated and spacious city living. This would be larger than many townhouses, with everything on two levels, and is the largest condominium being marketed right now in West Harlem. Combine these two units and add an additional master bedroom or two, and still have the entire lower level to create more living space, a recording studio, gaming room, or wine cellar. The options here are endless! Newly gut renovated in 2008, these apartments are appointed with lovely finishes, with additional renovation added. With soaring 12' ceilings to the gorgeous hardwood floors, these units are lovely from top to bottom. Features include contemporary kitchen with a Bosch oven & range, Liebherr Premium refrigerator, Bosch dishwasher, and gorgeous quartz countertops, as well as private Bosch washer/dryer complete in its own laundry room. All lighting has been updated with beautiful recessed light fixtures all on dimmer switches, and the unit has central AC with separate controls for each level. Move-in ready, with a versatile floorplan to allow the downstairs recreation space to easily be converted into two extra bedrooms, with room to spare. Gorgeous building on a lovely tree lined street, a welcoming attended lobby and a friendly staff make The Fitzgerald a wonderful place to call home. J-51 15-year tax abatement in place with currently no tax payments monthly. Located in the burgeoning West Harlem corridor of Frederick Douglass Blvd, in the heart of all the wonderful restaurants & amenities of the area, including Best Yet Market, Rite Aid, and new restaurants such as Lido, 5 and Diamond, Jado Sushi, Levain Bakery, Harlem Tavern, & much more. A rare opportunity for seeking a good amount of space in a neighborhood full of conveniences & just a block from two train lines.

Harlem | Manhattan

Quick Profile

The neighborhood called West Harlem by the locals is known as Manhattanville to neighborhood newcomers. The area is culturally diverse and might be considered a microcosm of the city as a whole.

Columbia University has recently expanded into the area, which is attracting student residents from all over the world. Together with students from the City College of New York and young professionals fleeing higher prices in other neighborhoods, this influx of younger residents has brought with it more restaurants and bars on W 125th Street to serve this clientele. There are also new ventures, like a rock-climbing gym, to cater to the interests of these students and young professionals. At the same time, there are many small, family-owned shops and restaurants that have been anchors of the neighborhood for multiple generations.

The area has been through a housing upgrade, as older properties have been renovated and abandoned properties have been razed to make room for new development. There are still reasonably priced apartments available. Young professionals are finding that there is a certain cachet to living in West Harlem. It provides a convenient commute to the city and all of its amenities, while providing a sense of escape at the end of a long work day.

While rentals are popular with the student population, the young professionals are delighted to find pre-war brownstones, pre-war co-ops (including some income-capped HDFCs for lower- and middle-income buyers), and post-war condos that they can afford, although prices are rising. Some new low-rise developments, sporting virtual doormen and desired amenities, are cropping up.
