Property Description for 241 East 31st Street, PH

THE BUILDING
241 East 31st is a Five-story brick townhouse built in the late 1800's and converted in 1988 to a cooperative building with four units. Located on a handsome tree-lined block of townhouses in the Kips Bay area named after New Netherland Dutch settler, Jacobus Hendrickson Kip, whose farm ran north of present day 30th Street along the East River, the building is steps from voluminous amenities, including the Kips Bay AMC Movie Theatre, Fairway Market, restaurants and shopping.

The PENTHOUSE
This charming Duplex Penthouse in mint condition is located on the top Fourth and Fifth Floors of a Townhouse walk-up, each floor with its own private outdoor space.

Enter into this unique home on the Fourth floor through your own private landing. The Kitchen, Second Bedroom and the first of three terraces face north delivering views of the garden rooftops of neighboring townhouses as well as city views, perfect for outdoor dining. Bask in the sun in the south facing Living Room/dining area with a skylight and wood burning fireplace. For your convenience, a second bath, washer/dryer and five closets are located on this floor.

Take the stairs from the living room and get away from it all in the master bedroom suite with master bath and walk-in closet. Nestled between not one, but two large private terraces, one facing North with views of the tree lined street and the city and the other facing South with the classic feel of New York City's townhouse rooftops and skyscrapers peeking through the backdrop.

A true gem where one can feel right at home with the warmth of a wood burning fireplace and privacy of your separate full floor master bedroom suite while at the same time being able to soak in all the city has to offer by stepping out onto any of the three terraces.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
