Property Description for 28 Greene Street, 4-E

This loft is in SoHo's premier rental only building, an incredibly well restored 1872 Second Empire, cast-iron pinnacle of architectural royalty known as "The Queen of Greene." Besides having a most distinctive facade (this building graces the cover of the best book on cast-iron architecture), it was meticulously restored to the point of real cast-iron replacement acanthus leaves. No fiberglass replacements here! This is truly one of the most handsome loft buildings in the best recognized and most desired neighborhood in the world, SoHo.

This two bedroom, two bathroom plus study/3rd bedroom has modern finishes and exquisite execution throughout. The 1,880SF loft space features dramatic 11ft high ceiling and beautiful stripped metal fluted columns and wood center beam, emblems of the building's history. Museum grade maple floors with 15 inches of sound insulation between floors and quadruple sheetrock with wool bats between the rooms. High-end kitchen appliances include a Liebherr refrigerator, Wolf gas range top and electric oven (positive pressure ventilation keeps cooking aromas exhausted to the roof), Bosch dishwasher and a laundry room with Miele washer and dryer. Other finishes include Cardoso limestone countertops, custom maple cabinetry, Kohl fixtures and Dorn Bracht fittings.

There are two full bathrooms, including an oversized master bathroom with a deep soaking tub and separate glass-walled shower. The loft is outfitted with a central HVAC system, top-of-the-line Runtal heating system and video security. Dedicated, on-site management and a full time super keep this building performing reliably and securely. Perfect move-in condition. An on-site management office offers the added convenience of receiving packages and deliveries for tenants.

Due to the resourceful management of this building, qualified foreign individuals who may not have conventional credit/income/asset documentation can make their case. Swiss ownership seeks individuals who understand and measure up to this very high bar. If they qualify, they receive the security, comfort and service of being in a building where people have their privacy while they respect that of their neighbors. Long term occupancy is sought from those people who appreciate this level of service and stability, who know architectural excellence when they see it.

Available immediately. Easy approval process

Quick Profile

Famous for its art galleries, designer boutiques, cobblestone streets and cast-iron architecture, SoHo has always been full of buzz - wowing both tourists and locals alike. It’s rich with history (more so than most neighborhoods). So, whether you’re a computer nerd, serial shopper or foodie, you’re guaranteed to find something exciting to do in this storied neighborhood.

SoHo is bounded by Houston Street to the north, Canal Street in the south, 6th Avenue to the west and Crosby Street on the east.

The neighborhood has gone through many ups and downs over its long history. Enough to make a voluminous history book. When the Dutch discovered Lower Manhattan, they came across indigenous people living on the island. Technically, the American Indians were the first Manhattanites and then the Dutch moved in making them the second original Manhattanites.

After the Civil War ended, the west side of Lower Manhattan flourished because the shipping routes changed. Textiles and the need for all types of products increased. Warehouses and large lofts were built and replaced farmland to accommodate the commerce. Many of those buildings are still standing and give SoHo its unique character and charm.

The bustling commerce eventually stopped and in the mid 1800’s, well-to-do families began moving into SoHo. They built exquisite buildings, many of which are characterized by their cast-iron facades. Soon after it became residential, theatres, music halls and eateries followed. The wealthy eventually left and the once prosperous district began another decline.

The 1960’s marks SoHo’s most definitive period. City planners lost their bid to build a major highway that would level a portion of the neighborhood and many historic buildings. After their failed attempt to revitalize SoHo, artists quickly moved into the empty lofts and warehouses. Some legally, and other move-ins, not so legal. The city turned a blind eye. Artists of all mediums working from their new creative spaces created a ripple in the art scene. It was such a ripple that the well-to-do uptown crowd started buying their art and hanging out with them. The uptown folks eventually moved into the neighborhood and began buying up the lofts and warehouses. As soon as the word spread, up went the property values and the rest is history.
