Property Description for 252 West 30th Street, 7-B

This modern yet classic loft is the embodiment of restrained elegance and timeless style. Impeccably renovated, the extremely rare pre-war industrial-to-residential conversion condominium offers vast space and quiet comfort.

High 10-ft ceilings, 12 huge windows that frame city views, gleaming ebony stained hardwood floors and the highest quality finishes define this convertible two/three bedroom, two bath residence (currently used as a one bedroom with a contiguous library and a separate office/bedroom). This column-free home was ingeniously architected for ease of convertibility and flexibility of use.

With 1,662 square feet of living space, this gracious home offers natural sunlight through south and east exposures, multi-zone climate control, vented washer/dryer, central AV Sonos sound system with built-in speakers and an 85" inch television.

The gracious entry foyer leads to an expansive living and dining space lined with windows. A spacious kitchen boasts custom black lacquered cabinetry and a suite of high-end appliances including a Miele dishwasher and oven, Thermador cooktop and vented range hood. The apartment also contains a masterfully crafted library with handsome millwork and lacquered walls.

Located on opposite ends of the home, two generous bedrooms offer discreet privacy. The master suite features a walk-in closet, a beautiful windowed en suite marble bathroom with a rain shower head and a spacious windowed dressing room. The second large bedroom features hand painted wall paper and two closets. The second full bath is tastefully appointed and tucked away past a trio of large closets.

Built in 1926, the unique Art Deco live/work condominium has 15 stories and 25 units. It offers the service of a full-time super, video intercom security and is pet friendly. Conveniently located in one of New York's most vibrant destinations, it is a short stroll from express transportation, shopping, dining, and entertainment: the High Line, The Shops & Restaurants at Hudson Yards, The Shed, new Whole Foods, Hudson River Park to name a few.

Chelsea | Manhattan

Quick Profile

The row houses portray the world-class architecture of Greek Revival, Italianate and Georgian styles. The population is both ethnically and socially diverse, which is reflected in the restaurants and retail businesses in the neighborhood.

Western Chelsea is the center of the NYC art world, where you will find more than 200 art galleries housed in rehabbed factories and warehouses, as well as in newly-constructed buildings.

While people of many different cultures call Chelsea home, it has been a mecca over the years for people in the LGBTQ community. One census reported that as many as 22% of its residents were gay couples. Eighth Avenue is a trendy area for LGBTQ-oriented dining and shopping. Although it no longer draws the LGBTQ population that it once did, Chelsea still has many popular alternative bars.

Chelsea is primarily residential, consisting of a mixture of diverse complexes, low-rise apartment blocks, tenements, townhouses, renovated row houses, and luxury high-rises.

Chelsea is an interesting and sought-after place to live, with unique clothing boutiques, restaurants, and delis representing cultures from around the world. In addition to its quirky establishments, Chelsea has fine dining restaurants and a vibrant, hip nightlife, which adds to its allure.

Chelsea is well-served by public transportation. At least six city bus routes traverse Chelsea. There are three NYC subway routes with stops on Seventh Avenue, three on Eighth Avenue, and two more on Sixth Avenue. The 34th Street - Hudson Yards Station opened in 2015 with its main entrance in Chelsea.
