Property Description for 423 Atlantic Ave, 4-JH

Presenting a once in a lifetime opportunity to own a rarely available, double loft space on the top floor of the former Ex-Lax Building in Boerum Hill. Units 4H and 4J are joined by an arched doorway and according to the offering plan, comprise approx. 1,738 square feet of interior space. The two adjoining units have been owned by the same family since the building converted to coop in 1980.

Entering the luminous space, you are swept up by the light and high ceilings of this true loft, experiencing the creative vibe that gives loft living its unique reputation. With its 11 south-facing windows, many with a third clerestory arched panel above, beautiful light sweeps across the nearly 50 foot width of the unit.

Entering the foyer of unit 4J you pass a large walk-in closet as make your way to the open dining area, adjacent to the expansive, light-filled living room.

Through the archway into unit 4H, which was formerly used as a huge bedroom suite, you'll find space enough to create several more bedrooms as well as another bath and laundry area.

Apartment amenities: The newly renovated kitchen features granite countertops, stainless range, refrigerator and dishwasher, a glass tile backsplash, as well as abundant clean white cabinetry providing ample storage. The two full bathrooms have been redone, each with a whimsical water theme - a mural of swimmers on the ceiling of one and a vintage etched glass panel depicting undersea life has been installed as a light producing transom in the shower stall of the other.

The building: Converted to lofts in 1980, the coop has a live-in superintendent and a full-time porter. There is a large landscaped common roof deck for all residents. The building is wired for FIOS. Bike storage may be available and occasionally a parking space comes up for purchase within the building. There is a common laundry room but a list of energy efficient washer/dryer models may be approved by the board for installation in the unit. Dogs are allowed on approval. Maintenance includes RE taxes, heat, water and gas. The tax deductibility is approximately 48. Proposed alternate floor plan could include 3+ bedrooms, a powder room and laundry area.

Boerum Hill | Brooklyn

Quick Profile

Boerum Hill is a tiny, quiet, primarily residential neighborhood in Brooklyn. There are broad tree-lined streets that are filled with elegant three and four-story brownstones and townhouses, mostly built between 1840 and 1870. There is a definite family vibe to the neighborhood, but young professionals are moving in, and with them are coming trendy bars to cater to their desire for some measure of nightlife, without having to linger in Manhattan. These new bars and restaurants are being sandwiched in amongst existing shops on both Atlantic Avenue and Smith Street, which are the main commercial areas in Boerum Hill.

Boerum Hill offers a convenient location that is still able to maintain its small-neighborhood feel. Shopkeepers value their customers and remember their regulars. It continues to do what it was designed to do, namely provide small-town living in the very shadow of the big city. Boerum Hill is an easy commute to other parts of the city, making it easy to come home every day to the peace and tranquility of Boerum Hill while commuting to a job anywhere in the city.

The neighborhood is quite walkable and you can take the time to catch up with your neighbors while visiting on their stoops. Shopping on Atlantic Avenue is stress-free with no high pressure. You can meet with friends at any of the many coffee shops and while away pleasant hours in conversation. The dining scene on Smith Street is similarly laid-back. Don’t expect that there will be quite as much to see or do as there is in Manhattan, but there are a decent number of interesting bars and restaurants providing a measure of nightlife. The trade-off is worth it, as Boerum Hill provides a quiet, peaceful place to live and raise a family.
