Property Description for 16 West 74th Street, PH

Rare elevator townhouse junior one bedroom with huge roof deck and wood burning fireplace.

Built in 1891 and located just off Central Park West this elevator townhouse offers that special pre-war cooperative home. Take the elevator to the 5th floor and walk up one flight to the Penthouse, with incredible unobstructed views of the San Remo and upper west side looking north over the tops of the townhouses across the street. The south section of this junior one bedroom includes an approximate 19x20 private roof deck facing south looking half a block away at the Dakota, accessed through sliding glass doors adjacent to the open kitchen.

This junior one bedroom in need of renovation has high ceilings, two skylights and a wood burning fireplace with exposed brick, and there is a very large storage cage in the basement included in the sale.

The home receives direct sunlight from both the north and south. The townhouse recently underwent a major improvement of the facade, replacement of the roof and the roof deck of the penthouse, new fence and brickwork and new carpeting and tiles in the common areas. NO DOGS

16 West 74th Street is the only one that remains of an original row of four townhouses built in 1891 by the builder-developer Cornellus W. Luyster from the designs of the architect John H. Duncan (1855-1929). Duncan's reputation had already been established by such prestigious commissions as the Soldiers' and Sailors' Memorial Arch on Grand Army Plaza in Brooklyn (1889-92) and the classically-inspired Grant's Tomb in Manhattan (1891-97). Both of these monuments designated New York City Landmarks were under construction at the same time as the West 74th Street row was being erected. Duncan frequently collaborated with Luyster in fashionable residential development. Many of Duncan's designs were in the French Classical style including the house at 11 East 70th Street, also a designated New York City Landmark, and many fine townhouses in the Central Park West - 76th Street Historical District.

Upper West Side | Manhattan

Quick Profile

Bracketed on its east and west borders by massive city parks, the Upper West Side (UWS) is known for its greenery, stately and elegant townhomes, safe streets and great schools, all of which make it a very desirable neighborhood for families. The UWS has maintained its community feeling, making it attractive to young professionals and retirees, both of whom want a sense of belonging in the place they call home.

Here you’ll find many apartment buildings, especially those along Central Park West. Historic architecture abounds, anchored by four luxury co-ops - the San Remo, Majestic, Century and Eldorado apartments - all of which have two towers on their interiors. They were built in the 1930s and their design was predicated on a 1929 building code that imposed a height limit on residences facing the street. There are also impressive row houses near Riverside Drive throughout the W 70 and 80 Streets. Above the 90s, you will find smaller buildings where walk-ups are very reasonably priced.

There are several world-class museums and venues dedicated to the performing arts. Plentiful dining can be found in the UWS. You will find everything from quaint Jewish delis serving up bagels and a schmear to sophisticated fine dining that has earned multiple Michelin stars, and everything you could possibly want in between. There is also abundant shopping and a vibrant nightlife.
