Property Description for 9 East 94th Street, THOUSE

THE ROW, THE BLOCKThe Romanesque Revival row of houses from Number 7 to Number 13 along the north side of East 94th Street was built in 1892-1893 by the architectural team of Cleverdon and Putzel whose work in New York stretches from a famed row of townhouses along Marcus Garvey Park to the New Museum Building in the cast iron Soho row along Broadway. Cleverdon and Putzel designed all of the eleven townhouses on the north side of the block, all in the Romanesque Revival style featuring gabled rooftops, projecting oriels yet with distinctive facades. THE RESIDENCEGrand front and rear room proportions as well as exceedingly high ceilings on all floors remain wholly intact after the meticulous renovation performed on this 20 foot wide townhouse. Features of the renovation include: -7250sf interior (approx.)-13-zone Daikin central air conditioning-Energy-efficient VRV heat pump system-Radiant heat in four of the full baths-Bosch, Viking, Liebherr appliances-New electrical service throughout-New plumbing throughout-High efficiency condensing boiler provide supplemental heat through hot water radiators-Security system, new data wiring, DVR, security cameras Two front doors: the first leads to a gracious gallery of polished crema marfil marble, while the second leads to a reception room or possible home office. The gallery features radiant heat and includes two deeply built guest coat closets as well as a powder room. A newly built curved stair ascends to the parlor floor, positioned opposite the elevator which services all floors. A large eat-in kitchen with radiant heat and a center island leads to the rear garden as well as the extension which has been outfitted as a laundry room with Caesarstone countertops. The rear of the extension has a service stair which runs the full height of the townhouse and the garden has been updated with 2-inch thick bluestone pavers. The parlor floor living and dining rooms are flooded with natural light, 12 foot ceilings and original inlay floors combined with state-of-the-art HVAC systems make this a superb entertaining floor. The extension of this floor is built out as a second kitchen ideal for prep work when using the formal dining room. A large bay window and banquette make this suitable for casual use and provides ample eastern sunlight. Built as a full floor master suite, the third floor includes a large bowed-front library with oblique Central Park views as well as an en-suite full bath which connects to the rear master bedroom. The extension of the house provides the second full bath on the master bedroom floor. Bathroom fixture brands include Kohler, Dornbracht, Toto, and Hastings amongst others. The fourth floor is configured as two bedrooms each with large walk-in closets and en-suite full baths. The fifth floor is uniquely configured as two bedrooms which share a full bath on the hallway, a third full L-shaped kitchen with a skylight, and a large living room which either be a media room or configured as a staff suite adjacent to the kitchen. The basement has been renovated to create an 8'8 ceiling height. The updated mechanicals and newly run electrical and plumbing service are located in the vault and front basement spaces.

Carnegie Hill | Manhattan

Quick Profile

Carnegie Hill is a small neighborhood at the northern tip of the Upper East Side that borders Central Park. It is steeped in history, great wealth, architecture and culture. It is known for its world-class museums and its rows of historic mansions. Nothing much changes here as the entire area is landmarked, preventing the proliferation of high-rise developments. Thus the buildings stay a human scale, the sky is aplenty and the neighborhood kind of feels like a small town to its long time residents.

The name Carnegie Hill is derived from the industrial magnate Andrew Carnegie, when Carnegie decided to build himself a mansion at 91st Street and Fifth Avenue….

Carnegie Hill is a family neighborhood with old fashioned upper crust money. The mid-rise co-ops that line the avenues are among the most prestigious addresses in the city. The avenues are lined with small restaurants, boutique shops

The residential towers that have proliferated on the eastside of Third Avenue in the East 90s simply do not exist between Lexington and Fifth.
