Property Description for 88 Central Park West, 10-NW

The Residence
Comprised of two separate apartments, 10-11N and 10W, that are open to each other and used by this owner as one residence, this apartment offers the convenience of two separate wings. They may also be formally combined subject to board approval.

With 48 feet of frontage onto Central Park, 10-11N has 15 windows and features a magnificent 32 foot wide corner living room facing Central Park. The dining room, which measures 18' x 19', includes south-facing windows and enjoys Central Park views seen through the living room. From the private elevator landing a grand hall leads to the public rooms facing Central Park while a separate hallway leads to two offices, formerly staff bedrooms, which share a powder room, and the large chef's kitchen with a center island and east-facing window with Central Park views. From the 10-11N entry, a gracious stair leads up to three bedrooms and two baths, including the corner master bedroom suite. Flooded with light from west and north windows and featuring outstanding Central Park views, the 16 foot wide master bedroom has an en-suite bath and leads to a large sitting room which can be a separate bedroom or part of the master suite as it features two large walk-in closets. There is a washer-dryer on the hallway and a large third bedroom with two closets and a full bath.

10W which faces predominantly west and includes 10 windows, begins with a large entry hall leading to the living room, positioned next to the dining room. The kitchen can be accessed from the main hall or from the dining room. The first bedroom features three closets and uses a full bath on the hallway. The larger rear bedroom, originally the master for the W apartment, faces south and west and includes two large closets and a full bath. Purchaser pays 2% flip tax.

The Brentmore by Schwartz and Gross Architects
While working for different firms, Simon Schwartz and Arthur Gross met at the Hebrew Technical Institute in the East Village in the 1890s and would go on to found their own firm in 1902. Built between 1909-1910, the Beaux-Arts/Neo-Renaissance faade of brick, stone, terra cotta, and ironwork rises twelve stories at the southwest corner of 69th and Central Park West. Among the most distinctive on this street, Schwartz and Gross would later design 55 Central Park West, 91 Central Park West, 101 Central Park West, 271 Central Park West as well as several other notable cooperatives on the Upper West Side.

Co-exclusive.

Central Park West | Manhattan

Quick Profile

Home to some of New York City’s most famous buildings like The Dakota, with its enchanting architecture, and the equally impressive San Remo just a couple streets away, Central Park West is one of the most eye-popping neighborhoods to live in.

It is historically renowned for its blending of architecture and residential living. So much so, that it earned a listing on the National Register of Historic Places in 1982. It is thought to have some of the most diverse and beautiful skylines in all of New York and has drawn celebrity residents for decades

If world-class architecture isn’t enough for you, there are plenty of warm brownstones to be found as well. There is so much to do in Central Park West, the most obvious being in the name of the neighborhood itself. With Central Park running the length of one of its borders, there’s easy access to the park and all its wonders, running trails, row boats, and bridges. If you prefer the indoors, the American Museum of Natural History is at your service.

There are few places in the world that can match Central Park West’s varied combination of urban and residential charm, elegance, and spirit.
