Property Description for 250 East 31st Street, 2-B

Three bedroom condo in the heart of Kip's Bay- best value in the neighborhood! This sun-filled three bedroom/one and a half bathroom home is the perfect choice for your next purchase whether it be as an investment or as a home to live in for years to come. Market rent for this unit is approximately $5,900/month in its current condition. Please note that the half bathroom can easily be upgraded into a second full bathroom (this has been done before in this line by using some of the space in the walk-in closet near the front door of the apartment). Washer/dryers are also allowed to be installed in the unit. The open U-shaped kitchen features stainless steel appliances (including dishwasher), stone counters, and oak cabinetry. The living room is currently large enough for two sofas, an eating area, and an entertainment area. There is also a walk-in coat closet. The two smaller bedrooms are both decently sized (about 9' x 12' and 10' x 12') and each feature a wall of very sunny large windows, a closet, and overhead lighting. Both of these rooms could easily accommodate a queen size bed.The master bedroom is a fantastic size at 11'9" x 16'3". It features a whole wall of closets, and again a very sunny wall of large windows. 250 East 31st Street is a boutique condo building conveniently located at the corner of 31st Street and 2nd Avenue. The building benefits from a newly renovated elevator, excellent financials and mechanicals, and a very friendly, helpful, and energetic live-in superintendent. The building is not only close to world-class nightlife and dining, but also Trader Joe's, Fairway (across the street), and an AMC movie theater (also across the street). The building is a short walk from the 6 train and the plethora of bus lines that go up and down 2nd Avenue and 3rd Avenue.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
