Property Description for 611 West 156th Street, 33

Welcome Home! This sprawling, sun-filled 3-bedroom, 1.5-bathroom home is located in the coveted Audubon Park Historic District of Washington Heights and enjoys south-facing, open city views. Beautiful sunlight streams in all day through the home's oversize windows, all of which were recently replaced with brand new models. In addition to its three bedrooms, the home boasts a large formal dining room that could easily be used as an additional bedroom, allowing the home to function as a 4-bedroom residence.

This special home abounds with beautiful prewar details that hearken to the building's past, including an original fireplace mantel, soaring 10-foot ceilings, decorative wall paneling, crown moldings, beamed ceilings, and a beautiful bay window anchoring the living room. Elegant French doors separate the spacious living room and formal dining room, and the home's large, windowed kitchen easily accommodates its own dining table. Both of the home's bathrooms are windowed as well. The icing on the cake is the home's exceptionally low monthly maintenance of only $588!

Constructed in the early 1900's, 611 West 156th Street is a pet-friendly prewar elevator building with gorgeous masonry and a striking marble lobby. For households with 2 dependents or fewer, household income cannot exceed $62,151. For households with 3 dependents or more, household income cannot exceed $72,507.

Transportation is a breeze with the 1 train right on the corner, the C train just three blocks away, and the Bx6, Bx6-SBS, M4, and M5 buses all within a block. Stroll two blocks west to reach the Hudson River Greenway (perfect for jogging, strolling, or cycling along the river) and Riverside Park, which stretches four miles from 72nd to 158th streets and offers a wide range of facilities including baseball fields, basketball courts, fitness equipment, and handball courts. You are also within walking distance of Riverbank State Park, a 28-acre park with extensive facilities including an indoor Olympic-size pool, a covered skating rink for roller skating in the summer and ice-skating in the winter, an 800-seat cultural theater, a 2,500-seat athletic complex with fitness room, a 150-seat restaurant (Sofrito On The Hudson), two additional pools (a 25-yard lap pool and a wading pool), four tennis courts, four basketball courts, a softball field, four hand/paddleball courts, a 400-meter eight-lane running track surrounding a football/soccer field, two playgrounds, a number of picnic areas, and a walking path featuring spectacular views of the Hudson River, the Palisades, and the George Washington Bridge. Sandwiched between Columbia University's Manhattanville campus to the south and NewYork-Presbyterian/Columbia University Medical Center to the north, this flourishing neighborhood has seen a proliferation of new shops, supermarkets, restaurants, and entertainment options, providing residents with the height of convenience.

Washington Heights | Manhattan

Quick Profile

Washington Heights, a hilly neighborhood on Manhattan’s northern tip known for its affordable apartments, preserved pre-war buildings, and Dominican food. Some would argue that it's a hidden gem and one of Manhattan's last neighborhoods that has retained its culture. The large swath of land is bordered by Inwood to the north along Dyckman Street, by Harlem to the South along 155th Street, by the Harlem River to the east, and the Hudson River to the West. It is the highest natural point on the Island of Manhattan.

Despite its high residential density, Washington Heights and Inwood have not seen modern housing construction in more than a decade other than relatively small housing units. Midtown Manhattan, Battery Park, TriBeCa, Chelsea, and Hell’s Kitchen, on the other hand, have seen an increase in building. Most of the high rise construction belongs to hospitals such as New York Presbyterian, Columbia University Medical Center, and educational institutions like Yeshiva University and Boricua College.

Washington Heights has access to amazing green spaces like The Cloisters, Fort Washington Park, Highbridge Park and Fort Tryon Park. There is no shortage of historical landmarks either. Remember General George Washington set up his camp in Washington Heights during the Revolutionary War. He used the elevated neighborhood to his tactical advantage to spot the Redcoats. As history would have it, his plan didn’t work out so well and the British occupied New York for seven years.
