Property Description for 208 East 28th Street, 5-A

Attention to detail in this pre-war building is what sets this pristine 1 bedroom apartment apart from
the others.
Original dual-toned hardwood floors are coupled with curved archways, distinct crown moldings and base boards. Southern exposure & windows with marble sills & ceiling fans, in every room, lets the natural light wash over the entire apartment. The newly renovated, sun drenched, eat-in kitchen houses quartz countertops, glass tile backsplash, stainless steel appliances, & designer cabinets with under counter lighting. The huge bathroom (9 1/2’ x 5’) features a floor to ceiling curved glass block wall, which is not only stunning to look at but also generates light into the hallway. The 40” vanity houses 2 deep drawers & a 40” fully mirrored medicine chest, creating an abundant amount of storage. Accompanied by a built-in tub makes this bathroom a true oasis. The tree viewed bedroom accommodates a king bed, ALL your furniture, and can easily be converted into 2 bedrooms. The equally lush view from the living room completes this exquisite diamond in the rough.

The privacy of a non-doorman building, combined with the European styled courtyard, makes living here a true escape from the hustle of the city streets. An app based virtual doorman, allows you to view visitors and buzz them in from anywhere & the brand new app based laundry facilities, are located conveniently in the basement along with storage space rentals. A flexible coop board and immediate subletting makes this investor friendly property all the more appealing. Investors, guarantors, parent buying, pied-a-terre, gifts, & sublets all allowed. Pet friendly. Conveniently located 2 blocks from the 6 train and Starbucks is right at the corner. Vibrant neighborhood with excellent restaurants and night life. Trader Joe’s, Fairway, Target, Bed, Bath & Beyond all within short distance.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
