Property Description for 90 Gold Street, 4-C

Move-in ready true two bedroom home available at Southbridge Towers! With tranquil courtyard views, this apartment is pindrop quiet. It also features some of the lowest maintenance rates in any Downtown co-op (and the maintenance includes electricity!). This is the one you've been waiting for- at long-last, a well-priced tastefully renovated home under the million dollar mark so you'll avoid the hefty NYC mansion tax payable by buyers. As you enter the apartment, you will notice right away the real oak plank flooring that continues throughout the common area of the apartment (not laminate, not veneered, not engineered). The kitchen has been customized and renovated. It has a large area cut out of the wall converting it from a galley kitchen to a more open and airy pass-thru layout. It features granite countertops and stainless steel appliances that are all in excellent condition. The bathroom has also been renovated with a custom vanity, new bathtub, and tiled walls. The master bedroom is a generous 16 11 with ample closet space. The 2nd bedroom is also a great size at 11 12. Best of all, there is a terrace complete with new custom decking. It's 10 7.5 allowing for the perfect outdoor respite for a tranquil cup of coffee or al fresco dining with friends. 90 Gold Street is an extremely conveniently located building- a very short walk to the A,C,2,3,J,Z,4,5,6 trains and about 6 minutes walking to the R train. It features an attended lobby, three elevators, onsite parking, onsite storage, large renovated laundry room, and is pet friendly. Located between the blossoming South Street Seaport area (with the newly-opened Pier 17), and such luxury dining options as Nobu, Augustine, and Temple Court. One of the greatest features of this wonderful home are the extremely strong financials of the cooperative along with unheard-of maintenance of $727 per month (which includes both real estate taxes and electricity). Seaport District | Manhattan

Quick Profile

The Seaport District sits between the Financial District to the south and the Brooklyn Bridge to the north. The original Seaport designation was limited to the streets east of Water Street from Fletcher Street to Dover Street and incorporated the actual Seaport and the piers. But no more. Today, the neighborhood boundaries have expanded westward toward Park Row and include a surge of new developments in the area around Pace University and City Hall Park.

This is not your father’s Seaport. It is no longer a commercial hub and the seafood industry, which operated out of the port for nearly two hundred years, has been displaced. The older low-rise buildings that line these cobblestoned streets have been repositioned, the SouthBridge towers complex to the east of Water Street has gone free market, multiple commercial buildings have been converted to residential usage and new gleaming residential towers are rising on the site of the iconic J&R Music World which once lined the east side of Park Row.

Still, the Seaport is a small neighborhood, particularly quaint just north of Beekman Street. The streets are dominated by century-old warehouses and maritime buildings which gives the neighborhood its overt character. The Brooklyn Bridge, on its northern edge, looms in the backdrop.
