Property Description for 152 Macon Street

Looking for a gorgeous turn-of-the-century Brooklyn Townhouse? You've found the right block. If you are looking for a challenge, a diamond in the rough, a developer's special, well then continue to read.152 Macon Street is a legal 7 unit townhouse currently configured as four floor-thru apartments. Does that fact confuse you? Then let me explain. Back in the day, there were houses in Brooklyn where owners did not feel the need to get work permitted when renovating their homes or investment properties. Understanding this fact is key understanding this house. It is an ESTATE SALE. It will not be delivered vacant. There are two tenants that come with the property. There are violations that will need to be dealt with by the new owners. The structure is solid, the mechanicals are up to date. The house is 3,600sqft with 400 sqft additional FAR. Could I wax poetic about period details, mantles and tin ceilings? Sure-but there is no sugar coating the fact that this house is what is termed in the Residential Real Estate Biz as "a gut job". Is there a reason we priced the house so low? YES, we could write a book. We have a set up sheet for buyers that relish a challenge.

Quick Profile

Known for its historic brownstones and tight-knit enclave, Bed-Stuy has increasingly left behind its early reputation for being a “bedroom community” and transcended into a highly desirable neighborhood.

Distinct for its aesthetic, it is populated with ornate buildings characterized by cornices, friezes, finials, fluting and other marks of classic architecture. Built up during the period from 1870 to 1900, its historic district runs to the north of Jefferson Avenue, to the east of Malcolm X Boulevard and to the west of Tompkins Avenue.

At one point known as “Brooklyn’s Little Harlem,” the shape of the area has shifted toward attracting a wider demographic of people thanks to the influx of bars, restaurants, antique furniture stores and vintage boutiques. More police enforcement paired with the decline of the crack epidemic at the beginning of the 2000s also opened the door for increased development, as well as the occupation of formerly abandoned buildings and spaces.
