Property Description for 4260 Broadway, 204

It is with great pleasure I bring to market residence 204 at the Belford! A one of a kind renovation with an open floor plan. I absolutely love the crisp white walls and the high ceilings (over 9ft) which certainly contributes to the loft feels of the home. The windowed kitchen is equipped with handcrafted cabinets and top of the line stainless steel appliances - Wolf, Bertazzoni and Thermadore, along with a white stone counter island and in unit washer/dryer. Additionally, all of the bedrooms feature custom closets and recessed lighting throughout. I'm obsessed! This is definitely a rare find and opportunity to buy a home of this calibor at this price point. 4260 Broadway Condominium is a condo conversion that started in 1990. To date it’s about 80% +/- sold. Most units sold in the past seven years were sponsor owned that were tastefully transformed. All with new electrical wiring, plumbing, marble tiled bathrooms, gorgeous hardwood floors, boasting some awesome high ceilings ranging from over 9’ to 13’, walls were taken down to create open concept kitchens with eating island counters, custom cabinets with plenty of storage, pocket doors, paired with modern fixtures and reputable brand appliances – and all homes equipped with European stackable washer/dryers. This is a wonderful opportunity for anyone looking for a solid investment with good appreciation. The location is spot on – near all public transportation to downtown Manhattan. “A” train ride to Columbus Circle is just 20 minutes. You have a myriad of mom and pop stores, trendy cafes and restaurants, farmers market, new supermarkets fully stocked with whole food and organic produce, parks, museums (Hispanic Society Museum & Library, Morris-Jumel Mansion and Cloisters Metropolitan Museum of Art). All of this in a well diverse community. Washington Heights is a very desired neighborhood rich in culture. You have to experience the life. If you don’t believe me, ask Lin Manuel. It’s wonderful in “the Heights”. Water Charge: Approx $1,010 for the year. There is a tenant in place - open for discussion..

Washington Heights | Manhattan

Quick Profile

Washington Heights, a hilly neighborhood on Manhattan’s northern tip known for its affordable apartments, preserved pre-war buildings, and Dominican food. Some would argue that it's a hidden gem and one of Manhattan's last neighborhoods that has retained its culture. The large swath of land is bordered by Inwood to the north along Dyckman Street, by Harlem to the South along 155th Street, by the Harlem River to the east, and the Hudson River to the West. It is the highest natural point on the Island of Manhattan.

Despite its high residential density, Washington Heights and Inwood have not seen modern housing construction in more than a decade other than relatively small housing units. Midtown Manhattan, Battery Park, TriBeCa, Chelsea, and Hell’s Kitchen, on the other hand, have seen an increase in building. Most of the high rise construction belongs to hospitals such as New York Presbyterian, Columbia University Medical Center, and educational institutions like Yeshiva University and Boricua College.

Washington Heights has access to amazing green spaces like The Cloisters, Fort Washington Park, Highbridge Park and Fort Tryon Park. There is no shortage of historical landmarks either. Remember General George Washington set up his camp in Washington Heights during the Revolutionary War. He used the elevated neighborhood to his tactical advantage to spot the Redcoats. As history would have it, his plan didn’t work out so well and the British occupied New York for seven years.
