Property Description for 90 Franklin Street, 3-S

Turnkey Residence in Prime TriBeCa. Enter through a foyer into this fabulous 2,600 square foot home boasting three bedrooms and three bathrooms, with exposures to the south and west. The bright corner main room–over 35 feet in length–features eight oversized windows that overlook the TriBeCa skyline. The recently renovated open plan kitchen offers the elegance and comfort of a country house in the city: custom cabinetry from Wood-Mode, Thermador range and hood with built-in pot filler, Subzero fridge and freezer including the beloved beverage drawer, Miele dishwasher, and Wolf microwave. The grand kitchen island with neolith countertop is the focal point, ideal for breakfast moments or entertaining. The main suite comprises a south-facing bedroom and a large walk-in closet. The minimalist ensuite bathroom was renovated in 2018 with a palace hotel in mind: Gessi collection, spa shower with a marble back wall, and heated floors. The second ensuite bedroom is well-proportioned and has a built-in desk and a large closet. The third bedroom is nicely tucked away from the main living space for the perfect home office. A Savant smart home system offers the ultimate experience for setting the mood in your home for entertainment, lights, and window fixtures, via the home hub or through their mobile app. This home also boasts an abundance of storage throughout, including cabinets in the gallery for wine storage and for organizing home documents and sports equipment. The unit has the benefit of a separate laundry room with a washer and a dryer, and comes with a private storage room. The Franklin Tower is an intimate pre-war condominium with a full-time doorman. The building is in close proximity to all transportation and restaurants in the heart of TriBeCa. With only two units on the floor, step out of the elevator right into the privacy of your luxury residence! This building also features a large rooftop terrace, a bike room, and a gym with stunning views of the New York skyline. Please note the monthly assessment in effect until December 31, 2021 in the amount of $304.

Tribeca | Manhattan

Quick Profile

TriBeCa, named after the small geographic triangle below Canal Street. It’s not really a triangle, it's a quadrilateral and it's bounded by West Street, Broadway, and Chambers Street. It’s a little too late for a name change and besides, QuaBeCa doesn't sound half as cool as Tribeca.

One of New York City’s more notable acronymed neighborhoods, TriBeCa is known for its trendy boutiques, fabolous restaurants, historical landmarks, and resident celebrity lofts. It still holds the title of one of the coolest places to live in New York City.

TriBeCa is one of the first residential neighborhoods of New York City. Way back in 1700’s wealthy New Yorkers built homes and maintained gardens in what is now TriBeca.

Later in history it shifted from residential to warehouses, commerce and markets. After the Civil War, shipping hubs moved from the East River to the Hudson River and revitalized areas like the South Street Seaport and TriBeca. When shipping and commerce increased, the area soon became a favorite spot for wholesalers to store their goods in large industrial warehouses.

Just like its neighbor SoHo, TriBeCa boasts one of the world’s largest collections of wrought-iron facades and Neo-Grecian architecture.
