Property Description for 151 West 21st Street, PH-2

There are several rental listings in this price range on the market, so clearly you have a choice. Since you have the luxury of choice, why not be picky, and go for the home that offers the most. Feel free to compare this listing to any other in is price-class (or any price-class for that matter) and you will find none of the competition offers as much as the private floor that is PH2 at 151 East 21st Street. Private terraces have been the most sought-after amenity for any apartment during the pandemic. This home offers THREE separate outdoor spaces - a large terrace and two oversized balconies. The nearly 400sf fully irrigated terrace is large enough to host a socially-distanced party and is perfectly located adjacent to the living room, allowing guests to spread out between inside and out with ease. The large, state-of-the-art, open-plan kitchen, complete with Poggenpohl cabinetry, a full-sized wine refrigerator, a warming drawer, and Liebherr and Miele appliances, has Freedom Tower views, and its own direct access to an oversized balcony, making it a perfect "breakfast balcony". The third outdoor space is a similarly oversized "cocktail balcony" with direct access to the home's office.

With movie theaters closed, another item on everyone's wish list these days is a media room, and this home has one to covet. To be fair, this is much more than a media room, this is a full-blown "Home Cinema", complete with an 85" UHD TV, Dolby surround sound through hidden speakers, acoustic fabric-covered ceilings and walls, and electrically reclining captain's chairs with seating for nine. In an ideal home, you would have a place to mix the perfect cocktail for your family and friends.and that is why we consider this the perfect home for entertaining. The bar, made of repurposed wine barrels, comes with two large full-height custom wine refrigerators, a fridge-drawer for beer, and a freezer-drawer for ice. Of course, there are occasions when you wish to be alone. For such moments, the home has a palatial (600 sf) owner's suite with a large Calacatta marble bathroom with steam shower and heated floors, as well as a supersized dressing room with a limestone "suitcase packing" surface. All three rooms in the master suite have large windows for natural light. Completing this penthouse are two additional bedrooms, each large enough to be the master in most of the comps in this price range. Both have large en-suite bathrooms with heated floors and oversized WIC's. The home has Porcelonosa walnut floors throughout, a gracious powder room with a Kallista vanity and Phillip Jeffries grasscloth wallcoverings, and custom cabinetry in every room. The home is equipped with a state-of-the-art Savant System powered by a server farm that provides the convenience of voice activation and Lutron switch controls over lights, shades, televisions, and music.

To complete this amenity-rich terraced penthouse, this Leed Gold Certified building offers a public roof terrace two flights up, a full-time doorman, a comfortably-sized, a naturally-lit lounge and gym on the ground floor, as well as a sauna, and children's playroom.

Chelsea | Manhattan

Quick Profile

The row houses portray the world-class architecture of Greek Revival, Italianate and Georgian styles. The population is both ethnically and socially diverse, which is reflected in the restaurants and retail businesses in the neighborhood.

Western Chelsea is the center of the NYC art world, where you will find more than 200 art galleries housed in rehabbed factories and warehouses, as well as in newly-constructed buildings.

While people of many different cultures call Chelsea home, it has been a mecca over the years for people in the LGBTQ community. One census reported that as many as 22% of its residents were gay couples. Eighth Avenue is a trendy area for LGBTQ-oriented dining and shopping. Although it no longer draws the LGBTQ population that it once did, Chelsea still has many popular alternative bars.

Chelsea is primarily residential, consisting of a mixture of diverse complexes, low-rise apartment blocks, tenements, townhouses, renovated row houses, and luxury high-rises.

Chelsea is an interesting and sought-after place to live, with unique clothing boutiques, restaurants, and delis representing cultures from around the world. In addition to its quirky establishments, Chelsea has fine dining restaurants and a vibrant, hip nightlife, which adds to its allure.

Chelsea is well-served by public transportation. At least six city bus routes traverse Chelsea. There are three NYC subway routes with stops on Seventh Avenue, three on Eighth Avenue, and two more on Sixth Avenue. The 34th Street - Hudson Yards Station opened in 2015 with its main entrance in Chelsea.
