Property Description for 575 Main Street, 908

The space and value of this light-filled 1-bedroom apartment make it a jewel in this market that will be difficult to find elsewhere in the city. Both the living room and bedroom feature idyllic views of the Manhattan skyline, the East River and Roosevelt Island landmarked Good Shepard courtyard park-space. The view is easy to take in from the new insulated sliding windows. The apartment offers ample space to live and work (as so many of us are apt to do from home these days.) The five deep closets throughout the apartment provide unparalleled storage space, and the living area could even accommodate a flex 2nd bedroom. The kitchen features a passthrough window offering convenience and privacy with significant cabinet storage space (coveted these days due to quarantine shopping trends.) Enjoy all the conveniences of city living, with a suburban setting, overlooking the greatest city in the world. To schedule a viewing and to learn more about the income requirement details unique to this building please contact me directly to tour this unit BY APPOINTMENT ONLY: virtually or physically. Island House residents equally enjoy all the community has offered for decades, and the new upgrades and renovations. Island House is was of the four first residential buildings on Roosevelt Island and one of the only two co-ops. Today the various amenities include a designer fitness center (by appointment), bike storage, courtyard lounge, renovated lobby and large common inspiration area with high ceilings. Residents also have access to the 20-meter indoor pool in the adjacent neighboring building Westview. Island House is well managed with on-site staff. There is a full-time doorman and package room for deliveries. This is the only pet/dog-friendly co-op on the island, and welcomes pied-a-terre ownership, co-purchasing, and up to 80% financing. Roosevelt Islanders love the speak-easy reputation of Roosevelt Island and its oasis of clam and community living minutes away from the city. It is commutable by the Roosevelt Island Tram, the F train, the Astoria Ferry line, the M86 bus line, land bridge from Astoria, and CitiBike, making it easy to get all over Manhattan, Long Island City, and Astoria in about 20 minutes. Also, perhaps more important now than ever, residents and visitors are able to self-park in the parking garage on the island and reserved spots are available. In the age of COVID, Roosevelt Island is an attractive alternative to city living because of the abundance of community amenities and outdoor space, such as: parks, green space, gardens and community gardens, running and biking paths, swimming pools, baseball and soccer fields, basketball and tennis courts, and playgrounds to name a few. Roosevelt Island is committed to green living, and in addition to weekly composting drop-off, one is able to even forage some plants and herbs on the island, and there is a membership run community garden. Other parks include: Southpoint Park and Franklin D. Roosevelt Four Freedoms State Park in the south and Lighthouse Park at the north end of the island. Some parks and green spaces include access to complimentary BBQ grills. The vibrant community also includes the newly developed Cornell Tech campus with landscaped park space, cafes, and (coming soon) a hotel and rooftop dining. Further, residents have access to the New York City public library, schools, post office, the new Foodtown grocery store, two well-stocked bodegas, weekly Farmers Market, Duane Read, Starbucks and a number of local restaurants featuring at least 5 cuisines.

Roosevelt Island | Manhattan

Quick Profile

Roosevelt Island is somewhat of an enigma to most New Yorkers. Ask just about anybody and the response you will get is somewhat quizzical. They generally know the location, unless of course, they confuse it with one of the other islands that dot the East River, and that one arrives at the island via the bright red tram that strings across the river from an elevated platform at 59th Street and Second Avenue. But to those who live on this small island enclave, home is bliss and they would prefer to keep their secret to themselves.

Roosevelt Island is only two blocks wide but extends almost two miles long (from 46th Street to 85th Street on the East Side). There is a waterfront promenade, shared by walkers and bikers alike, that encircles the entire island. There are very few cars, no need for the locals to drive, except maybe to the Gristedes mega-supermarket on the north end of the island. There is a red bus, free to all, that continuously loops from one end of the island to the other.

Aside from the glorious promenade, the island has an inordinate number of parks, ball fields, t playgrounds, and open areas to just sit and relax. There is even a large community garden offering individual plots to amateur horticulturists. Tranquility is always just a moment away. And of course, you just can’t stop watching the barges that effortlessly pass by the island throughout the day.

There is a deep sense of community among the 12,000 or more residents of the island. The residential component, excluding the Cornell Tech component, consists of four areas, each on the north side of the Queensboro Bridge. Upon exiting the tram, one spills out onto Main Street (almost like arriving at Disney World) and is presented with nine buildings that align both sides of the street. These modern structures, the first of which opened in 2003, are architecturally pleasing and surrounded by green space and beautiful landscaping. The older housing structures, further south, are far more utilitarian.

Access to the island has never been better. Yes, for those who don’t know, you can even drive here if you must via the Roosevelt Island Bridge from 36th Avenue in Queens. The island is also accessible by subway, bus and ferry service.

If there is one drawback, it is the limited selection of stores and restaurants. While the island provides residents with the essentials, the lack of a truly sustainable retail presence has been a downer.
