Property Description for 11-35 45th Ave, 4-C

An unbelievable opportunity to own a one-of-a-kind home! Located in a boutique condo building directly across from Murray Park; 4C checks every box on any buyer's checklist: Double exposures (the majority facing south), two private balconies, over 1,600 square feet, a top-of-the-line custom bedroom suite, high-end appliances, washer/dryer in unit, soaring ceilings, and windows that encompass the entire wall. When you enter the unit, you immediately feel like you have entered a home instead of an apartment. The foyer is perfect for kicking off your shoes after a long day. Turn right and you've entered the main section of the home. A large kitchen with high-end appliances (Bertazzoni Gas stove/oven, Bertazzoni microwave, Liebherr refrigerator and Bosch dishwasher) and plenty of cabinet/countertop space makes cooking prep and storage a breeze. Cooking a fragrant meal? No problem, this kitchen vents out. The kitchen overlooks a large southern facing living/dining room with a private balcony. Besides amazing southern light, you'll also love the sound of children laughing coming from Murray Park. Down the hall, you'll find two more rooms. Use them however you see fit, they easily accommodate any setup. Currently, the larger southern facing bedroom is used as a children's bedroom. At 13'6" long, feel free to bring all of your stuff. Whatever doesn't fit in the bedroom itself can be stored in the large walk-in closet. The second room is currently being used as an office. A full bathroom with a tub is located on this hall for these rooms and guests. Turn on the heated floors if you are chilly on a winter's morning while getting ready! Closets abound, you'll find them on every wall, one of which includes the Bosch washer/dryer. Tucked away in a separate corner, the owner's suite is an area of the apartment that you'll never want to leave. Besides the king-sized bedroom with private balcony, there is a large walk-in closet and spa-like bathroom. Notable features of the bathroom include a deep soaking tub, double vanity and fully enclosed glass shower that turns into a steam room at the touch of a button. Parking is also available for purchase - please inquire. LIV@Murray Park North is a modern boutique condominium building where residents enjoy a high-tech virtual doorman/video intercom system with package room, well-appointed lounge, a roof deck with panoramic views of Manhattan, a state-of-the-art rooftop fitness center and onsite parking. Located in vibrant Long Island City, this home is surrounded by world-class dining, nightlife and outdoor space. Michelin-rated Casa Enrique and its French bistro cousin Café Henri are nearby, and the LIC Flea & Food delivers a great selection of food and crafts. Enjoy delightful Murray Park just across the street or head to Gantry Plaza State Park for breathtaking waterfront recreation and skyline views. Long Island City | Queens

Quick Profile

Long Island City, the name does sound a little far away, like it requires a lengthy drive to get to. Think, again. Long Island City, also known as LIC, is nestled in the western corner of Queens along the East River. Midtown Manhattan is closer to Long Island City than it is to downtown Manhattan.

LIC is bordered by Sunnyside to the east, the East River to the west, Astoria to the north, and Newton Creek which separates Queens from Greenpoint Brooklyn to the south.

A once-shabby manufacturing epicenter, the neighborhood is a mix of industrial, commercial and residential. In recent years it’s seen a rise in some seriously cool factors. Populated by young professionals, multi-ethnic immigrants, and hipsters, LIC has a happening nightlife scene, fantastic restaurants (some of them Michelin starred), art museums and galleries. Much of the waterfront access has been redeveloped into sustainable public green spaces with modern design.

Although much of the industrial / manufacturing companies have since left LIC, many still reside there. They tend to co-exist with new residential building development the same way they do in other neighborhoods like Williamsburg and Greenpoint.

Office building developers and business tenants play a vital role in LIC too. It’s considered New York City’s fourth central business district next to Midtown, downtown Manhattan and downtown Brooklyn.

As you traverse the streets of LIC, you’ll notice the change from block to block. Industrial warehouses on one block, a bustling Main Street, followed by a park block with sleek luxury high-rise buildings. It’s all part of the LIC vibe.

For a small neighborhood, the transportation links are excellent. For starters, you just can’t beat living one subway stop from Manhattan (7 train). Other train lines include E, M, R, N, Q, and the G lines. There are also less conventional methods of transportation like the NYC Ferry, which offers three ferry landings. There is no shortage of CitiBike’s in LIC either. Many folks commute to work by way of cycling over the Queensboro Bridge.
