Property Description for 215 East 24th Street, 212

Record breaking price for a loft studio at Penny Lane- Sold by The Swillinger Team!! Welcome home to this fabulously modern and sophisticated mint-condition one-bedroom sleeping loft duplex with 16' ceilings, countless closets, oversized windows, and a layout that allows for a comfortable work-from-home lifestyle, while having plenty of space to relax. With everyday transitional glamor in mind, the luxurious interior design upgrade boasting fresh décor and personality, creates a calming retreat for the homeowner. When you walk into this professionally designed apartment, you're greeted by an unusual feature: a foyer. An entryway like this might seem like a waste of precious space, but its function can easily accommodate a formal office area, separated from the apartment's main living areas, a feature rarely found in a 1 bedroom and one that is prized in this environment. Facing south, the apartment collects a tremendous amount of natural light through the balcony-like sliding doors in the living room, and being on a high 2nd floor, the living room is precisely at tree-level, bringing greenery and a sense of nature into the apartment….a sacred fulfillment when living in the city! The kitchen makes a clean statement with lacquered white cabinets and stainless-steel fixtures, with subtle gold accents. Perfect for everyday needs or to prepare for those festive meals! A wonderful feature of the apartment is that it offers a couple of creative corners. The first being an area that has been transformed into the home bar zone. It's located in the living room, making it easy to refresh a drink when you're entertaining. The second creative corner is off the bedroom, a space which has been transformed to create a reading area, where one can disconnect from the city hustle and bustle. “Because sometimes all you need in life is a comfy chair and a good book.” -www.CountryLiving.com Penny Lane was built in 1977 and has 180 units on 8 floors. There is a 24-hour door person, a furnished roof deck, on-site parking garage, bicycle storage, live-in super, and two laundry facilities on every floor. It is suitably located minutes from Madison Square Park, Flatiron District and Gramercy Park and all of the conveniences of some of the best restaurants, shopping and public transportation. Buyer should consult CPA regarding any tax abatement and STAR Program.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
