Property Description for 140 Nassau Street, 10-C

Currently configured as a 1 BR and easily converted to a 2BR with board approval, this authentic, approx 1,984 sq ft pre-war co-op loft offers many unique features such as 6 ft windows framed in rich mahogany, 10ft+ ceilings, exposed brick walls, and a very flexible layout. Designed as a 1 bedroom/2 bath home with separate den and substantial open entertaining space, one can easily create a proper 2 bedroom and still maintain a large living/dining area. Upon entering the spacious foyer, with 2 oversized closets and a renovated hall bath, one is immediately drawn to the loft's vast expanse. The 6 beautiful, oversized, west-facing windows grace the open living and dining space with light and provide captivating views of the exquisite and architecturally significant Potter building. The semi-open eat-in kitchen, with 2 large windows, was cleverly designed with a moveable partition one can close to keep the kitchen out of sight. The kitchen has 11’ ceilings, tall maple cabinets, subzero refrigerator and Bosch dishwasher. A utility pantry houses the washer/dryer and provides substantial overhead storage. At the far end of this sprawling loft is the generously sized principal bedroom with 2 tall east-facing windows, a deep double closet, and attractive Japanese style pivoting doors which separate the bedroom from the spacious den. The den has sliding solid pocket doors providing privacy to accommodate a second sleeping space. Off the generously sized dining area is a marble topped dry bar with opaque glass cabinetry and ample glassware storage. Tucked behind this area is a built-in office space with extensive overhead shelving and storage and the second bath. Originally built in 1879, the Morse Building was designed by Silliman and Farnsworth and was one of the tallest buildings in the city at the time of its completion. This landmark co-op with 39 units and only 3 lofts per floor, was converted in 1980 and features a renovated mosaic-tiled lobby, virtual doorman, and a beautifully landscaped roof deck with panoramic city views. There is a full-time superintendent, laundry room, storage and 2 dogs permitted (25lb max per dog). 140 Nassau is conveniently located near the East River, South Street seaport, top restaurants, bars, shops and the Fulton Street and City Hall subway stations. 80% financing permitted

Seaport District | Manhattan

Quick Profile

The Seaport District sits between the Financial District to the south and the Brooklyn Bridge to the north. The original Seaport designation was limited to the streets east of Water Street from Fletcher Street to Dover Street and incorporated the actual Seaport and the piers. But no more. Today, the neighborhood boundaries have expanded westward toward Park Row and include a surge of new developments in the area around Pace University and City Hall Park.

This is not your father’s Seaport. It is no longer a commercial hub and the seafood industry, which operated out of the port for nearly two hundred years, has been displaced. The older low-rise buildings that line these cobblestoned streets have been repositioned, the SouthBridge towers complex to the east of Water Street has gone free market, multiple commercial buildings have been converted to residential usage and new gleaming residential towers are rising on the site of the iconic J&R Music World which once lined the east side of Park Row.

Still, the Seaport is a small neighborhood, particularly quaint just north of Beekman Street. The streets are dominated by century-old warehouses and maritime buildings which gives the neighborhood its overt character. The Brooklyn Bridge, on its northern edge, looms in the backdrop.
