Property Description for 100 Barclay Street, 19-D

Located in Tribeca’s highly coveted 100 Barclay, Residence 19D has been thoughtfully reimagined by AD100 design firm Ashe Leandro. This sophisticated home articulates modern elegance while careful attention was paid in creating functional spaces to meet today’s busy lifestyle. Spanning 3,428 interior sq ft, this one of a kind three bedroom, four and half bathroom condominium boasts gracious living spaces and a private, magical 848 sq ft terrace that delivers superior outdoor living.

Enter through the grand Walnut paneled door into the gallery which sets the stage for what to expect throughout this extraordinary home. The gallery showcases beautiful Venetian plaster, large closets, walls for art and herringbone oak flooring. The living spaces radiate from here, creating a wonderful flow throughout the home.

The mystical great room boasts Southeastern light that beams through the oversized 7’ double hung windows and 9’ metal framed glass doors that lead to the outdoor terrace. Scaled to offer both formal dining and living spaces, this room is a soothing retreat with views of the alluring foliage and gardens on the terrace.

Off the great room, the phenomenal terrace offers an outdoor kitchen with a plumbed 36” Wolf gas grill and Sub-Zero undercounter fridge as well as al fresco dining for eight, lounge seating and a play area. The thoughtfully landscaped gardens include irrigation and lighting.

Adjacent to the great room is the enormous chef’s kitchen with an exceptional suite of top of the line appliances and finishes. It features Calacatta marble countertops, backsplash, custom Italian Stevali oak cabinetry, Dornbracht fixtures and island seating for five. The appliances include 48” Sub-Zero Pro refrigerator, a 48” Wolf range with six burners, griddle and dual ovens fully vented by a stainless steel hood, 146 bottle Sub-Zero wine refrigerator, Miele dishwasher, speed oven, microwave and coffee machine.

Opposite the kitchen is a large den used as a breakfast/media/play room. A metal-framed enclosure to mirror the home’s windows was designed to add warmth and drama, while creating separation from the kitchen. Banquette seating and a wall of built-ins have transformed this into a highly versatile space!

The winged bedrooms are ideally suited for privacy and separation. The primary bedroom suite was combined with an initial fourth bedroom creating a decadently sized room with dual dressing rooms and bathrooms. The larger bathroom is bathed in Calacatta Gold marble and boasts a windowed soaking tub, steam shower and stunning marbled vanity. The second bathroom is outfitted in Gray Driftwood marble and features a steam shower. Both bathrooms have water closets with Toto Neorest wall hung toilets. Each dressing room was carefully designed by Molteni to optimize storage.

On the opposite side of the residence, off the entry gallery are the generously scaled secondary bedrooms each featuring their own en-suite bathrooms. Bedrooms feature custom built-ins, windowed bench seating and California Closets. Bathrooms were upgraded from the original Sponsor finishes and feature floating white oak vanities, mat cement tiles and waterworks fixtures. The dramatic powder room has been meticulously designed for a jewel box effect with finishes including a custom brass floating vanity with marble sink, Waterworks fixtures and black lacquered paneled walls.

With only four residences on the floor, 19D offers an intimate setting. Additional features include: Lutron home automation system with recessed lighting, speakers and electric window shades. A laundry room with suburban sized side-by-side washing machine and fully-vented dryer and a utility sink. Ceiling heights up to 10’ and a multi-zone four pipe coil heating/cooling system that carefully controls the interior climate. With no detail overlooked, this home truly offers a turnkey experience for its next owner.

Financial District | Manhattan

Quick Profile

The Financial District (FiDi) today is a bit of a hybrid neighborhood, as the residential component continues to grow in an area that has been historically dominated by the financial and insurance industries. The residential experiment, which began more than two decades ago, continues to evolve in an area with a large concentration of older, large office buildings. Developers have taken to these aged buildings and have re-positioned them as residential properties. In turn, the public spaces, services and retail establishments needed for a thriving residential neighborhood have followed making this an important destination for city residents.

Since 2000, the residential population of the Financial District has nearly tripled in size from about 23,000 residents to more than 60,000 inhabitants. Many of the residential pioneers to FiDi were people attracted to the lower rents in the neighborhood, particularly the post-collegiate crowd. While the millennials still maintain a large footprint here, there are plenty of families that now consider the Wall Street area home.

Many of those that live in the Financial District walk to work. If you reside here and need to commute elsewhere, the transportation from here is about as good as it gets. Express trains can take you to Midtown, either east or west, in twenty minutes. Brooklyn is but a single subway stop away. There are also ferries across to Brooklyn, Queens and Staten Island.
