Property Description for 242 East 25th Street, 6-E

Perfect for investors, parents helping children, and those who love a great view. SKIP THE BOARD APPROVAL AND wake up every morning to a view of the Empire State Building! This charming alcove studio has everything you could need for our new post COVID life: ample space for dining, working, lounging, and sleeping. The open kitchen, with its stainless steel appliances and oversized granite island, makes it a pleasure to cook and dine at home. The proportions of the apartment make it comfortable to both sit and relax or work from home. The dedicated sleeping area includes a private closet and view of the Empire State Building. Coupled with a large walk-in and linen closet, there is more than enough space for you to move in. The apartment is ready and waiting just for you. This is a condop that manages like a condo and allows buyers to bypass all the difficult rules of coops like: parents buying for children (through gifting, co purchasing, etc), subletting (unlimited from day 1), and nail biting board approval process. Pet policy: one pet per apartment, breed restrictions apply. The building has a windowed fitness facility on the first floor, storage room, bike room, laundry room (the apartment also has a W/D hookup), and amazing roof deck with unbelievable views of NYC. The front desk is staffed every day from 8am-12am. This is a landlease building. The lease expires in 2102. *Some of the rooms in this apartment have been virtually staged. Photos shown are for representation only. You will find the virtually staged room, followed by the original room.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
