Property Description for 208 East 28th Street, 5-A

Priced to Sell! Flexible coop board, immediate subletting, investor friendly permitted...Attention to detail in this charming pre-war building sets this beautifully renovated and spacious Kips Bay one bedroom apartment from the rest! As you enter into the gracious foyer, you are greeted by the original dual-toned hardwood floors, coupled with curved archways, distinct crown moldings and baseboards. This sun-flooded unit gets lovely Southern exposure, allowing natural light to wash over the entire apartment. Each oversized window comes with marble sills. There are also ceiling fans in every room! The newly renovated, bright, windowed eat-in kitchen houses quartz countertops, glass tile backsplash, stainless steel appliances, designer cabinets with undermount cabinet lighting and a rare garbage disposal. The expanded windowed bathroom features a floor-to-ceiling curved glass block wall, which is not only stunning to look at but also generates light into the hallway. The 40” vanity houses 2 deep drawers & a 40” fully mirrored medicine chest, creating an abundant amount of storage. Accompanied by a built-in tub makes this bathroom a true oasis. The tree lined bedroom accommodates a king bed, all of your furniture. The equally peaceful view from the living room completes this perfect home. The privacy of a non-doorman building, combined with the European styled courtyard, makes living here a true escape from the hustle of the city streets. An app-based virtual doorman system allows you to view visitors and buzz them in from anywhere in the world! The brand new app-based laundry facilities are located conveniently in the basement, right next to the storage room, which has available storage space rentals. A flexible coop board and immediate subletting makes this investor friendly property all the more appealing. The lobby was renovated to reflect the 1940 era from when the building was built. There is a spacious package room off the lobby for your convenience. There is also a very quaint courtyard in the backyard that is incredibly quiet and peaceful. Washer/Dryers are permitted. Investors, guarantors, parent buying, pied-a-terre, gifts, & sublets are all allowed. Pet friendly. 208 East 28 Street is conveniently located 2 blocks from the 6 train and Starbucks is right at the corner. Vibrant neighborhood with excellent restaurants and nightlife. Trader Joe’s, Fairway, Target, Bed, Bath & Beyond all within walking distance.

Kips Bay | Manhattan

Quick Profile

If you take a walk through Kips Bay, which is loosely defined as the area between 23rd street and 34th street and the East River to almost Lexington, you’ll quickly learn it's a hodgepodge of sorts and not as well defined as other neighborhoods in New York City. Some New Yorkers say Kips Bay has an identity crisis because 1st, 2nd, and 3rd avenues are distinctly different from one another as you traverse them. Despite the perceived lack of neighborhood vibe there are others that appreciate its affordability and convenience.

First Avenue is dominated by hospitals and hospital buildings such as NYU Medical Center and Bellevue Hospital to name a few. Second Avenue is a mosaic of convenience stores, fast food joints and nondescript brick buildings. Third Avenue is saturated with small bars and gastropubs and the twenty somethings that patronize them.

No judgement against Kips Bay here. It’s a great neighborhood that is just as much a part of New York City as any other neighborhood. Kips Bay It’s bordered by Murray Hill to the North, Stuyvesant Town and Gramercy Park to the South, and Rose Hill to the West. The neighborhood is partly defined by newer high-rise apartments, brick rowhouses, and former tenement buildings.
